NSE is very un safe!
do not buy stocks for dividends..companys have learnt bad things and do them without sanction from NSE

Oga Realityshot, i know that loss is inevitable in the stock market but i dont understand all the losses you are sharing oo. Entry, exit prices and risk management are key in stock market. I guess you need to finetune your strategies cos some of us made profit in most stocks overall and we buy stocks with good margin of safety, high dividend yields and high potential of capital appreciation.

I can relate well with TotoNArubber concern as bravedude112 have said it all, it depends on the amount of cash you are investing. We used to have a bad experience years bank with Wema bank Ago branch anytime we make bankdraft through them, the bank draft always take more than 3 days to be issued becuase the ranch aint strong enough for such volume of fund and whereas Zenith bank Ijebu ode does it instant. My uncle had to japa from that Wema branch as its affecting his business supplies.

Just to add a lil to this discussion..If u re building a rental property from my lil experience you do not have to build really to taste cos MOST times there is a limit to how much our people that will rent it from you will pay , this idea has really helped me over the yrs ..except na personal home
I guess maybe urs (jejebaba) is a private home
Also the way most of our people dey do house by the time they leave your property is not good

For me those days i just did basics..Some tenants do not know the value of ur properties..



Yeah, you are spot on. My uncle did it to taste to be able to rent it out to so called "classy" people working in banking sectors and telcos. Imagine making all the room ensuite, POP, ceramic tiles, wardrobes, water heaters, kitchen cabinet and so on for a rental property.

You are sure right about this. The cost of building our house at Shagam Ogun state was around 10m, and it brings a little above 600 thousand per annum. It is 2 units of 2bedroomflat and 1unit of 3 Bedroom Flat.

Please which year was this building built and what was the finishing taste like. Was the house fenced, interlocked, litespan or Auminium roofing sheet, was the rooms tiled cos i spent almost 3.5M alone on tiles for the building not to talk of POP, wardrobes for each rooms, kitchen cabinets and the likes.

That is why you should wait for dividends and be relaxed. When prices go out of high range (unusual), you will just handover to them.

They there dey deceive yourself. Pray you dont get some unfortunate tenants. A tenant took my friend to court on top of his own property and the case dragged for 2 years without the tenant paying shishi.
This is why i gave mine to Jide Taiwo as i no get strength to deal with some terrible tenants because i know myself to be an emotional person.

Sir 333, how much volume can you get or bailed out with those penny stocks. I remembered how i struggled to sell my FCMB early this year when the whole bids is not even up to half of my FCMB holdings then. I learnt a bitter lesson not to be too heavy on those penny stocks as bailing out may be difficult without depressing the price to almost 10% loss for the day.

Ok, wow u bought at good entry price. I still cant forgive myself for that misplaced priority of mine that year. You guys hit it big with those loot that year especially with dangflour and co. I missed great opportunity then. Anyway, the best time is NOW to take adavantage of this blood.

Thanks sir for the "Amen" oo. I made that mistake when FBNH was selling below 3 naira and i refused to average down enough (stopped when my average CP of FBNH was 7 naira from 10) and was busy building a "usesless" rental property because i gave up on NSE and was shocked when FBNH rose to 15 naira. Imagine if i had used the money for the house to average down enough on FBNH, the profit would have been massive. I learnt a very terrible lesson then and i have vowed never to repeat such a mistake by writing such experience down in my trading journal.
This is the more reason i am so happy now that, the same opportunity is presenting itself again.

Yes boss, with this dividend yield i am seeing i have decided to keep averaging down ooo. Worse of it all, i have determined to work overtime if i get the strength for 6 months straight hopefully as against my usual rotation of 6 weeks on/3 weeks off in order to be able to get fund to average down. God help me oooo, hopefully i wont faint.

On the average: 150k per annum in canada is like $100,000 after tax, gov pension and EI. About 8,300 per month. Mortgage of say $2300 per month. Left with $6000.
Expenses on food, bills, entertainment, gas, professional dues, life insurance, finance etc $2500k to $3000.. Still remains about $3000 to $3500 savings.

That is like 9million naira per year. Your calcs were kind of close. While a lot of people will not earn close to 150k in Canada over their lifetime as that pushes them into the may be top 5% of the society; however, what money can't buy you in Nigeria is peace of mind. I can't quantify that. I would take $50k per year in Canada just for that reason over 20 million per annum in Nigeria.

Salford and naijaman3, i respect both top notch analysis. You guys are genius and sound in your analysis. My advice to people as always been do your due diligence and what makes you happy. If your goal in life is to live in a country with human right and social security, Naija will never give you that but if you are doing fine in Nigeria and your goal is to be an economic migrant in Canada, you might be depressed as an economic migrant. To me, earning 7M in Naija does not worth it except if you are earning above 20M per annum and your goal is to be an economic migrant, you might be depressed if you migrate to Canada and leave such job. So life is all about cost benefits analysis and trade offs. For someone like me, i will always choose financial security over social security as that is what makes me happier and kindly note we are not hardwired the same way. Its a capitalist mentality and thats why people will go to war torne countries to invest for the sole purpose of profit margins. For example, i am working in Middle East as a Pet Engineer but unfortunately majority of us even Canadians, Americans and co lobbied to be posted to war torn countries due to location coefficient. Imagine if you work in the likes of Luanda, Iraq and co, you get 1.7 coefficient of your salary unlike working in USA, Canada and co. Whereas we have others that will tell you, i dont care about the money, i care more about my life and good environment even if i earn less. In conclusion, there is no cap fit all for people, we are all hardwired differently.

I doubt if i was cheated cos it was handled by a trusted uncle, its because the project was in Ogun state and its a 4 units of 3 master bedroom ensuite flat (storey building) but the rent is just 250k/annum for each flat. Worse of it all, i only get net pay of 900k as Jide Taiwo and Co gets 10% of the gross amount.

The court case is very tiring and decision making takes time plus expenses.

I have been constantly told by relatives to come and build a hostel in a remote area where a self contain goes for N60k/year. Building a 30 units self con will cost 40 million minimum.


Then it will take 22 years to recover the 40 million expenses and from the 23rd year i should be expecting profit. I haven't factor the cost of repairs and any reconstruction which could push my profit year to start from the 25th year.

I told them my analysis and they were all shocked and said "Chai" �

I haven't factor in the exposure that comes with building, people start to know your worth when you start a housing project, they will bring all their problems to you.


I can relate well with this. It was my biggest mistyake ever. Built a rental income for almost 36M to be earning 1M per year. The worst investment of my life. Never will i tried a rental income for now except circumstances changes.

Thanks smartkester for pointing this out, i just noticed i actually misconstrued you for the guy as you were the one asking about oil and gas related jobs. Think old age don dey set in for me oo or i need to see my optometrist. Anyway, i will advise you look into Renewable energy related jobs and co as i guess oil and gas jobs does not worth it anymore in my own opinion especially in Canny land with high cost of production which resulted to thinning of profit margins by IOC's.
