Hi all, can anyone with property in phase 3 keep us all informed about the structural integrity tests when they finally get to phase 3?....i heard all Lekki Garfens estates will be subject to the tests....I just commenced my finishings before all this wahala angry..am at a cross roads now.....plus my roof is leaking and even though i had complained to the facilities people, i dont know how long before they will resume work at their sites!

Hi. You need to get in touch with other residents in your estate. I know for certain that a meeting was held by all lg estate residents. I am sure your estate will have a what's app group. Ask them to include you in it so you are aware of what's going on.

Hmm the already delivered Horizon 1 estate has also been padlocked. Residents can't drive in or out.

Well maybe not all will be marked for demolition. Their duplexes in the same Osborne wasn't marked. I guess that was deemed ok. Guess I said. But it wasn't marked.

Remember they used different contractors. Some probably got it right while others didn't. I believe the block of flats are also the biggest concerns right now.

LG properties at Osborne, Ikoyi. 2 are marked distressed sealed the other just sealed. Who knows the meaning of these terms? Someone said distressed might mean it failed all tests and might be up for demolition...

I think we should cut Richard some slack. No doubt off plan purchase is 'extremely high risk' not only with Lekki gardens but with other developers as well... If your risk appetite is minute then this investment is not for you.

If I may ask, which unit did you buy into and how long was the wait before you collected your keys?

New horizon 1 by Nike art gallery. 3rd roundabout. Well, I got my unit in 12 months and 2 weeks. Only 2 weeks late in delivering. However, I asked to be relocated to this estate. I initially bought into the new horizon 2 which is presently 4 months behind schedule.

I picked up my keys a couple of months ago and thought I should give an update. I have started finishing. Changed all my pipes to ppr pipes just to avoid matters that touch in future. In the process of changing my security doors, the lintel fell off!!! I was horrified to say the least. My walls are not straight as well so a lot of work will be done to even that out. The sliding windows were poorly done and needed correction. I will post some pictures once the place starts to take shape.

I have picked up my keys. They were only about 2 weeks late. I must admit that I was pleasantly surprised as I expected a longer delay. I didn't think I will be saying this but yeah, Kudos to Lekki Gardens for keeping to their promise. I will send in some pictures when I start the finishing.

Hello,
I was at lekki gardens horizon 1 and saw the 2 additional floors that were added on the finished structures. Obviously a poor after thought! I hope that lifts will be provided as I just can't imagine climbing up to the 6th floor daily. I want to believe that over subscription led to these additional floors or maybe the 'buy 2 get 1 free' did.
On the positive side, I visited the new horizon 1. The finishing was quite good compared to what I had seen in their other estates.

I am quite concerned with the comments on Lekki Gardens since I bought into one of their estates as well. I think they over promise and under deliver. If you think about it, 12-14 months is just too short to build and complete an estate. I guess this is the reason why many people are worried. Moreover they have their hands full with over 32 projects running concurrently. To make matters worse, their customer engagement is very poor which even makes it worse for subscribers to deal with. I have 1 month to go to get my apartment (going by the 14 months promise) and I hope it all goes well. However this is my advice to people: don't pay and then go to sleep. You have to constantly be in their faces. Make sure you have a contract signed.
Anf finally, if you have already bought, I don't advice you buy another property from them. If you are a first time buyer, please do not buy from them. The quality of their houses are poor. Very poor. You still have a whole lot of work to do even when they deliver the shell unit. There are nicer estates from developers with better integrity. I will not mention any names so it doesn't sound like I am advertising for any of them.
