If your 25 tons is 270K then I might switch to your contact. Because my supplier said that 20tons is 300K.

Kudos on your project.

At the bolded, I am interested in knowing why you said the BOQ prepared wasn't useful.
Was it that the amount budgeted for each critical item was inadequate or excessive?
Was it the material or labour estimation that was inaccurate?

I might be helpful.


For example, the cement budgeted was excessive by 50 bags for a stage. Labour estimation was x5. I can't contact the quantity surveyor anymore because I learnt he travelled abroad.

everything seems normal except for that it seems no waterproof was installed to check dampness, and the thickness of dpc seems too small to me, otherwise i see no errors for now

The front we have 2 steps. The higher the DPC the more steps to climb it and it will block the entrance. Remember it's a block of flats. And the site is 50/100. The site sand is also laterite and not mud.

The site is draining towards the entrance and the engineer said what is needed is cut and dress. There is a natural gradient already.

true, people should also know that there are two types of 30 tons, the one that is filled to the brim but then leveled or flattened another one is the type filled and overfilled to have a mountain top like shape.

I saw a post where somebody was complaining about the size of a 30 ton granite.

So what's the reason for the 2 types? A woman was telling me today that 30 tons is 520K. I told her to use it and build her own house

They might be right. We bought 30 tons from Okigwe for #320k last 6 months. Distance from the quarry to your site would determine price. Moreover diesel is expensive now.

I have a question. From the picture : Does this look like the size of 30 tons. The price is 340K and they get them from Abakaliki. If not, I think I need to change the supplier. I heard folks in Lagos getting theirs at 250K and I was like, I have been paying 340K for this for the whole beginning. If anyone have a supplier I'm south east please let me know.

Hello people on the forum. I started earlier this year 6 blocks of 2 and 3 bedrooms. I hired an architect. Did the drawing. Paid all necessary dues to authorities and I kicked off. I have met some challenges but it's going. I am not the type that put myself out their so much or post what I am doing but I think I will at this stage because I am confused.

I will start with a couple of pictures.

NB : I do not live in Nigeria and My relatives are handling the project while I pay the builder who happens to be an architect with experience. We agreed on all labour cost.

I contacted a guy named Arinze (from nairaland) for bill of quantities but in 2021. At the moment the bill of quantities just looks like its not useful. Because a lot doesn't align with what the builder mentioned.

How much would you pay for supervision of a job. For example if the job is contracted in stages, how much do you think is reasonable based on project cost.

I once learnt from a civil engineer that 10-15% is reasonable. House what do you think?

Around my site in the east, in the last 30 years every borehole they did dried up until one man started doing boreholes for people in the last 5 years. He has done more than 10 that I know within the community.
Since then, not even one had any issue. I patronized him January this year, till date no issues.
He is based in Owerri but goes everywhere in the East.

I was thinking of someone here in the group otherwise I only have your word of mouth for his works.

It's so hard to actually know who's real and who's not. I am tired of Nigeria. How do you get proof of training, competence and experience from a building expert like you mentioned? Ask the person to provide certificate or what? I once encountered an architect that claims to be a building expert. Now the question is, would you allow an architect to build your house? And the big names here on nairaland.com will scare you away with their quotes because they are trying to create some buffer do to inflation. It's just tiring mehn.

Happy weekend.

As long as you're building a structure, engage the expert advice of a structural engineer. Be advised on suitable foundations, column and beam designs, suspended slab, staircase and other structural elements in your structure. Structural integrity and stability of a structure is the lifeline. It can't be compromised.

To building supervisors especially those without requisite training and competence, be advised that you will be liable to prosecution if anything go wrong on buildings/structures under your watch.

To clients, be aware. Ask for proof of training, competence and experience from anyone claiming to be a building expert. Be it an Architect, a quantity surveyor, engineers, land surveyor or what have you.
Do your due diligence. Here, anybody can claim to be whatever they're not. You can never know.

In the long run, if anything goes wrong as it sometimes do, most times, clients have more to lose than any hired professionals.

Be watchful.

I want to create a thread whereby people who are building a house from Abroad will contribute how they do it or how they have done it.

I know there are many who have done this that are in this platform.

This is not a place to argue whether you hand it to a professional or not. I am of the opinion that a professional should handle building construction. Also its not a place to advertise your services. There are so many threads created for that. The problem is, with the current inflation and things going on in Nigeria, most professionals charge extremely high because prices are unstable. The high price I understand is to accommodate the fluctuations of material price.

As someone who is building from Abroad, how did you go about it. Finding an engineer. Making payments. Supervising the work of the engineer from beginning until ending.

I will start with myself.

Someone suggested buying materials myself and supplying the professional as a way to cut cost. I have family members who could do that, but then I am afraid of them not knowing the terrains or in moving to cut cost, buy substandard materials. I have a bill of quantities detailing what's needed at each stage and I noticed that the price is varying a lot from the bill of quantities and what the professionals are quoting.

I am here for advise, suggestion and discussing with people in the same dilemma.

I know it's strenuous. But doing a strenuous job doesn't count as exercise. This is a general misunderstanding. Exercise most times is to relieve stress, free the mind and relax.
