Nothing wrong with the height of your building, only the foundation block walls should have been higher.

The only thing I can adjudge is that you don't trust the structural integrity of the building. So, has tlax and nairalanders have said, get a professional to your site and give you a recommendation Sir.

If water is entering your building through the 'sides and not down', then it is probably due to high peak rainfall causing surface run offs. I don't support you increasing your dpc as this will reduce the height of your building, likeable cracking along the edges of your wall if not properly done, an additional load that can cause your building to sink if your foundation is not resting on a stable soil and cost.

Another approach is for you to have a trench excavated with footings along the perimeter of your building and raise it up a little above your NGL. Have a proper fill on your building area with a grading slope to your drainage and provide a roof gutter for your parapet to channel your roof run offs.

Criticism to this approach and a more better one is welcoming.

I am happy a civil engineering is in the house.. . That is what I have been trying to explain. My sketch above is not cellular raft, though it may look like one. a cellular raft will have two layer of slab, the upper layer (not to be confused as DPC will also be reinforced to be part of the foundation. The volume of the basement is stabilizing factor and the basement is not put into use.
A sketch below showing a typical cellular raft.

These are some of the major differences between cellular raft and other raft.
1. The vertical members are structural wall design to resist lateral (horizontal soil pressure) of saturated (wet) soil
2. The void or basement volume is a stabilizing factor
3. Both the lower and upper part of the raft are foundation member.

[b]What you have sketched or proposed here is a CELLULAR RAFT FOUNDATION, mostly used in water logged areas or where basements may be required for certain purposes. It can also be used where possible as a substitute for pile foundation, dependent on some factors. A case in point is Guaranty Trust Bank branch at Orile, Lagos, just before Alaba Suru/Eleganza junction. That was the exact type of foundation used for the building (I did some work for the main contractor on that project). It was a substitute for pile foundation dependent on some factors, because other buildings on that axis are constructed on pile foundation due to the soil characteristics. Funny enough, a few years later (2014-2015), I was the QS on the Diamond Bank branch by Eleganza junction, a few blocks from the GTB branch. Pile foundation was used throughout in that project.

The CELLULAR RAFT FOUNDATION should have done the trick on the Ikorodu mansion, though the cost would have been a major issue. NOT A SMALL THING OO![/b]
A cellular raft would have been perfect as the basement can give you a leeway to control underground water and seepage; and the beam serves also as a retaining wall.

But in this case; the grade beam foundation could have worked in order to save cost had it been soil investigation was done to determine the depth at which the soil have a good bearing capacity, having its minimum shear strength, or the beam penetrating into a properly compacted structurall fill.

It is not how high the depth of ground beam above the natural ground level that saves the building as most people thought but the depth at which it penetrates to a compacted structural fill or a competent natural soils. The saving grace for some buildings in part of Lekki was because of the presence of less expansive soils in some of this terrain, so structural loads can 'at least' be supported by this grade beam foundation with a spread footing not the 'so-called' raft.

I don't see how or where he rubbished any professionals, he stated an opinion and I agree with him.

Lack of a formal degree does not make a person uneducated in a particular subject matter or profession.

I like and would hire AbdulWaxtecx, as an example, not because he's educated (all that degree means squat diddly to me), but because he has passion, integrity, and experience in his chosen profession.
Sir, is your current builder who is helping you out educated or not?

There is a clearly distinctive difference between between an engineer and a builder.

And please don't compare bab mufu to an engineer/ builder/ professional unless you are referring to all structures you have been witnessing without proper engineering works.

POP moulding plaster( ABS, JK..) + POP emulsion paint + bond for internal screeding while you can use ordinary cement + POP emulsion paint + bond for your external screeding.

There are many Ma; ABS, JK...you can easily get which one you want in the market thou quality differs.

Cement+ POP emulsion paint+ Bond/Gum.

You can use ordinary cement for your external wall screeding to blend with your plastering, and white for the internal wall as it reflects more light.

It Doesn't Require a Structural Support for the Non-Landing as its reinforced connection between the German Floor DPC and First Floor Slab can carry the Flight of stairs.

What I agree with you on is the Height of the Building. It is terrible. I wander why they didn't just add one Coach of Brick Works. It means we will have to work hard to ensure that our finishing is top notch so as to cover-up the issue of height in this Building. For all the Flaws of Lekki Gardens Estate, I still commend them for not building Short Houses.

Being a residential building with relatively low imposed loads, I concur.

As regard finishing, you are one of the best.

Mr Skimanski Sir, the staircase if possible should be reconstructed. No structural supports for the half landing and flights just block walls.

Something is wrong with the height of this building.

Lord have mercy. Now this is outrageous. First all, i thank God i dont live or build in Warri. Second, even where I am at, with this nonsense i am hearing, if after i build and they come around, first all, I will have post signs within my boundaries "NO TRESPASSING", "BUILDING UNDER 24HRS SURVEILLANCE" and yes, I will have cameras everywhere.

I may have to work closely with "mopol" or army NOT local police. Any mess with me, army coming for them. I rather pay army than them. I rather open charity center than them. And in my hood, I am no friendly with no one. By that, I mean keep my distance. We will greet "hi and bye". That's all. Nothing close.

That way, they know this man doesn't tolerate nonsense. Imagine someone owned his place for 50yrs and he cant even rest in peace in his own house, and we want progress in Africa? smh.

I dont know if my plan highlighted above would work but I would do everything to keep them at arm's length or make myself unreachable. And with the way things are going I may have to even get a licensed gun owner if that's permissible in nija.
Do not try using army or mopol officers to hold them off. They will let you complete the project, and one night pull it down for you. Army won't be there after you have completed your building.
The best approach to omo-oniles is settling with the head of the group, and ,in turn fight your battles for you with the rest.

3)I normally see some builders go for 3Nos of Y16 for the top reinforcement of ground beam, why did you go for the 6Nos, and was it the same No for the one at the bottom also?
