I can’t say you’re robbed. Neither can I say you got a good deal until I see the thickness of what was done for you.

If I should go with the thickness of the POP in one of my build, I think you got a very good deal using 95 bags to cover 166sqm. We did 16mm thickness on the project.

The thicker, the better the POP.
Thank you boss. So 95bags is still within range? I thought I was robbed. The guy said he was gonna use 55bags initially, only for the usage to start increasing.

16 mm is the ideal thickness for POP you can go up to 20mm if you have deep pocket, anything below NOT good enough, its may fell off in case of vibration

These kind of houses violate almost every building code and should not be allowed to stand.

They build alot of rubbish on Lagos Island.

Its unfair to call it rubbish, if you live in Ibadan where the value of land is buy one, get five as bonus. grin grin
Lagos Island is densely-built, a Prime Business District where Billions of Naira are turned-over on a daily basis.
You wont get a full plot to buy in such areas, even if it is available, they wont sell to you, they know the value.
Again, some of these plots are 3rd generation, inherited land and it has been divided and divided all over again.

Building code (set backs et al) are not enforced and cannot be enforced to the letter, in such areas and l am sure they have building approval that takes their unique situation into consideration.
But the building shown in picture are solidly built and cannot be refer to as rubbish.

A lot of houses, even abroad, have no parking space and occupants have to park on the street, in front of their house or anywhere else they can find space. They are given a parking sticker, to ensure the process is not abused.

Is he entitled to any payment despite not bringing buyer for the property ?

He is not entitled to a Penny.
If he disturbs you too much, tell him to go to blazes or get the Police to come and arrest you.
Otherwise, get him arrested and charged for Stalking and threatening behaviour to your person.

BTW: You people that sell Govt land to unsuspecting buyers, should be arrested and sentenced for Fraud. undecided

If he 'unknowingly' bought the Govt land, he couldn't have know it is illegal, at the same time nd at the point of purchase.
What he should not have done, is sell it to another unsuspecting buyer, after knowing that it is Govt land.
It is a reflection of the criminal minds of most Nigerians.
Very wicked behaviour and l also think is is criminally fraudulent.

if l were the buyer, l will have the EFCC hanging on his neck, so fast, until l get my money back.

I have been thinking of mounting a 4 bedroom bungalow, but I recently made enquiries for Cement and the distributor said 4,500. With this in mind, I'm left wondering how much I should budget to compete this project. Considering the inflated cost of building materials.

I will appreciate if anyone could help with a detailed or estimated figure.

oga that first agent is mad, tell him so. Did he bring any buyers? Did his direct buyers purchase the land? He wants agency for what, that his own buyer paid for it?
Something you already sold at a loss much lesser than what u ve spent on it and he's out to make run at even more loss. You better show him craze o, stop talking calm to him, those agents are rouges and greed is killing them.

I'll like to ask, is there a particular reason for such, and can it be done in residential buildings? (Seems most of the buildings that do such are office complexes or stores).

Also, I'll like to know how many blocks are needed in constructing a simple self-contain apartment? It's going to be two selfcontain down, then two upstairs. Then another set, until the plot is filled, they are going to be detached. Reason for this is paucity of funds.

So, I'll love to know how many blocks will be needed for Just one, so I can start from.there

Structurally, there are two types of buildings
1) Buildings supported on load bearing walls and
2) Buildings supported on frames, otherwise called Framed buildings

Framed building as the name implies, is just like a frame which consist of slab carried on beam which is in turn supported by the columns.

The frame (slab, beams, columns, staircase and foundation) must be completed and left for 28 days prior to the erection of any block wall.

Framed building is arguably the best method of building construction , however the limitation why it seems people dont adopt that method of building in residential project is

Geometry symmetry
Frame structure thrive in commercial buildings such as complex, office buildings, malls etc because of the geometry symmetry of the beams and columns, unlike residential buildings where more often than not the columns and beams are not in symmetry and terminates at different levels.

Until you present your architectural drawing and the nature of land (topography) any figure you get might not be helpful

In our current build, because of the nature of the land (topography) we are using twice the number of the expected blocks for the design on a level ground.

When you’re in the finishing stage, always remove the notion that you’re being robbed. Give your project all the attention it deserves.

55 bags of pop cement can never give you the same quality of job 95 bags will achieve.

Engage a very good POP contractor and pay well for supervision if you can’t do-it-yourself.
You’d have a maintenance-free house.

A lot of people spend less today to spend more tomorrow.
That’s not a good one in construction.

Such is called a skeletal structure.
Mostly done to certify the stability of a structure.
When it comes to building that goes beyond a floor. What matters most are the columns (pillars), beams and suspended floors.

Thanks, yeah skeletal structure. I just wondered if there was any advantage to doing such first. I currently have a three storey building in my area still under construction, but same pattern.
