obainojazz: Since you are still a bachelor, a 3 bedroom is a good way to start. Considering you will most likely be getting it though mortgage, I think it make sense to start from there and then when you wife up, both of you can get a bigger one. |

obainojazz: My opinion You are at the begining of your career now, Your income is still small and growing. Global recession is looming. So its better to be careful. You are single have no kids and you live alone except for the big titty you dey carry from time to time and both of you sleep in the same room anyway Buy something very small and you can pay easily, the spare money you have (Or can qualify for) use it to buy a rental. If possible buy like a condo multifamily side by side or top and bottom, live in one rent or airbnb the other side(airbnb if you have time and your locality is favorable to the business). Pay your own mortgage aggressively with extra monthly towards principal, Your tenants helps you to pay the mortgage on the other side In 5yrs time. You already married, you have 2 kids or maybe 10kids depending on how sharp your shot is Then you are ready to move to a bigger house. while your current house plus your rental become 2 rental properties you own that are paying their own mortgage. In 15 to 20yrs you have 2 fully paid houses paid for mostly by tenants plus your own big house that you will live in Also remember that the bigger the house, the higher the property tax, heating/cooling, cleaning fees. Imagine giant house where you no dey even reach most of the rooms yet paying big money for it 5 Likes 1 Share |

obainojazz: Do they offer first time home buyer programs? I imagine they are income based anyways..I’d advise you start out small, not necessarily because it’s just you but because you can build better home equity over time and choose to sell or use as rental property. Your bills including taxes and recurring expenses for a smaller home are going to help you save. 2 Likes 2 Shares |
Re: EPL Chatroom - All Discussions by raumdeuter: 9:46pm On Jan 18, 2023 |
obainojazz: No. This is what I would do if I am to start all over Split the money into two for deposit. Buy 2 houses if you can afford it especially close to the city where the younger crowd like to live, Close enough for you to manage yourself without getting a property manager (who will take a percentage of your rent) Manage these for the next 5yrs and when you don get 2 kids and above and need more space then move to a bigger one 1 Like 1 Share |

raumdeuter:So some still do visa lottery. A friend earlier went on work route as a model cause an international agency chose his own here in Nigeria as part of few for fashion shows across France or Spain though they were to be initially based in UK. They went there did only one or two gigs and that was the end my guy had to look for jobs to keep himself he was also lucky one of those who went alongside him from Nigeria had a relative there. They called them back home last year before their work visa expired. Spotybet must vomit my 50million for me to try that student or tourist route. |

WhoDeyHause: US does not have lottery for Nigerians anymore I think since 2010, I am talking about some countries that may. Yu can reason Maybe Scandinavian or some Island in Asia Note it might not be your final destination but to settle get their kpali and reason a better location. Jakpa is easier when you no dey hold green passport I know people wey go from Naija to Botswana to South Africa to Fiji to Australia to Canada and now in USA. Some people route no dey straight but steady progress. You might be fortunate to jump one or two of the stops 2 Likes 1 Share |

raumdeuter: As beautiful as this sounds, he may end up spending more money because of recurring expenditures that come with owning a property worth more 2, especially for a first home owner who also has a full time job. I don’t know what the cost of the home is but that down payment looks exorbitant but it’s not the US and I don’t know the value of the home. I remember when I bought my first home, my banker advised me to drop the minimum requested and not try to pay too much into initial deposit and if there are 0 down opportunities, I should explore it and use the money meant for down payment to add equity or save. 1 Like |

raumdeuter:I read your first post as well…. I’ll follow your advice especially having another house for tenants. Let’s say I’m to marry in the next two years with combined income of 250k and above… will your advice change? Anyways I already know the answer… can’t predict future incomes |

Roland17:I have no idea about the first time buying option… I just know when I got here, it’s been like have 100k deposit or no house… So I’ve always worked towards that. By April, I’ll qualify to apply for my papers and just renewed my rent for one more year…. So I’m thinking buying instead of more rents in the future 2 Likes 1 Share |

Re: EPL Chatroom - All Discussions by Roland17(m): 10:08pm On Jan 18, 2023 |
obainojazz: Yes, buying is better than renting but If you don't get anything from my posts abeg, this is very important "Make sure you have your finances in a row" before you commit to buying a home. Have a budget and be very strict about the budget because I will assure you that every dollar added has it's implication. Ensure it is a home you can take care of even if the worst happens to you even though we pray for the best. I will encourage you to explore first time home owners grant in your country of residence. Also, determine if you want a new build or a old home, they both have their pros and cons. When you are ready, find lenders that offer assistance (either full or portions) with closing costs, property title, anywhere or angle that can help you keep your money inside your pocket please exploit it. Also, know the tax situation for the property, depending on where the property is situated. |

Re: EPL Chatroom - All Discussions by raumdeuter: 10:52pm On Jan 18, 2023 |
obainojazz: No Buy only what you need not what you can afford(At the moment). Job losses, medical emergencies, miscellaneous expenses can show up and derail your plans Like Roland17 said, If you cannot buy 2 houses, since you are single, If you dont mind sharing your space, you can buy like a 2 floors house and rent the bottom while you stay in the ground floor Just always have the mindset say incase job no dey How will I have a roof and feed myself for some months |

Spy360: Tinubu was telling his party men in a gathering of strictly APC people vying for APC ticket that it's his turn to get APC ticket on the basis on how much he has contributed to and carried all of them to their desired post. I have helped you so far to achieve your dreams. It's my turn to get the help I gave you back |
