IridescentAge: Lol @ 'oyibo'. I wonder how you stumbled and registered on NL. Yeah, the older folks who like to blame migrants have benefited from their presence the most. Also its still this same cohort who enjoyed the last largesse of Britain as a past empire. Right now, blaming immigrants or the EU is hardly the answer. Japan (which are now increasingly looking outward) is a good example of the other extreme. House prices there are cheaper today than they were 30yrs ago, wages have hardly moved. I wonder how many Brits would fancy same. Also, young singles or couples are now occupying bigger houses where they can afford to. 80- 90yo folks most of whom live alone or with just their spouse still hold on to large 3- 5 bed houses they'd had for a while. That also plays a role. As far back as the windrush arrivals, legal migration has never been about want but need. I'm all for a matured discussion about migration but many times, its the wrong questions being asked. 2 Likes |

missjekyll: When I first commented I didn't start out but saying anything to do with colour though! I didn't know if this was a Nigerian only forum. I mentioned I was only British, and not Nigerian. In an attempt to not be rude I seem to have offended several different people 🥲 It was also semi relevant to the conversation which was about what British people's worries are, potentially around immigration and if they would express them to an immigrant on the doorstep. As a non-immigrant, I probably have some insight into what people may say behind closed doors and I was trying to express that. Oh my days. I didn't mean to upset anyone. 5 Likes |

I need advice on how to deal with a letting agent trying to rip me off. Apologies in advance for the long read. • The tenancy started as a shorthold tenancy from 4th March 2022 – 3rd September 2022, thereafter monthly rolling contract. • 17 March 2023: letting agent A requested a 12-month tenancy at landlords’ instruction. • 31 March 2023:12-month tenancy signed effective 4th April 2023 – 3rd April 2024 at an increased rent of £800pcm. • 17 July 2023: Letting agent A wrote us that the landlord had decided to transfer the management of the property to a new letting agent B, under the terms and conditions of the existing tenancy. Letting agent B provided their account details same day. • 11 March 2024: Three weeks to the end of the tenancy, letting agent B wrote to us that the landlord wished to renew the tenancy but with at whooping 18%. While we acknowledge the landlord's right to increase rent, the very short notice of such a substantial increase was distressing for us. We were asked to either propose a new term or confirm non-renewal in writing in accordance with the terms of the tenancy agreement. • 18 March 2024: After careful consideration, we sent a notice of non-renewal to letting B which they accepted. The key to the property was returned to letting agent B a day to the tenancy end date. • 8 April 2024: I requested full deposit from TDS. Letting agent A responded same day demanding full deposit; £775 rent and 119 for redecoration. • 9 April 2024: TDS wrote to all parties to make contact before 23 April and attempt to reach an agreement before the dispute can be referred to adjudication. • 10 April 2024: Wrote to both[b] letting agents A&B[/b] demanding the reasons and proof for the request on my deposit despite having paid rent in full up till 3rd April 2024 and vacated the property thoroughly cleaned and without any damage. Letting agent A responded same day that the claimed figures were provided by the landlord but would reach out to them for more details. • 19 April 2024: Letting agent B responded asking who provided the costing as they have not discussed deductions with landlord. I responded same day that the costing were provided by letting agent A at landlords instruction. • 20 April 2024: Reminder sent to letting agent A to provide details of claims made. No response. • 28 May 2024: Dispute referred to adjudication • June 18 2024: Decision made by the Adjudicator in my favour because landlord has not provided any evidence to substantiate their claim. • June 20 2024: full deposit received in my bank account. • June 21 2024: Letting agent B emailed me requesting £1.5k with details in the attached screenshot. We did not sign any agreement with letting agent B and I understand the deposit was not transferred to letting agent B. None of the claim is valid by letting agent B is valid and I need help on how best to respond to them. Thanks, and apologies for again for the long epistle. 1 Like

Controlv: Did you drill holes on the wall...... Do you agree with all or some of the damages outlined....... Did you take pictures & videos upon expiration of tenancy.......... The adjudicator already ruled in favour, that's one battle you won (under your belt)...... TDS already refunded, tell them to sue you....... Head to the court and defend yourself, with ample evidenced documents........ 1 Like |

@controlv do not respond to them. Just ignore. TDS has returned your deposit and that is all. The tenancy has ended, you have returned the keys and you have your deposit in hand. |
