How much can erect something like this in Nigeria today excluding land cost?

150-170m for the whole structural works.. excluding furnishings. The prices of things hiked by at least 200%. For instance the 12mm rod we use to buy for 4k is now 9500, same with cement, planks, blocks and the rest.. So yeah.. secondly it slightly depends on the Engineer working for you.. some could cut down material quality or quantity to get a cheaper cost which is very bad and against building protocol, but it is what it is, that’s why you see some building collapsing.. this most times results from the owner cutting cost or the engineer doing so.. thanks..

However, 50 or at most 55 million would've given you something like this in 2017 or even more sophisticated than this. I spent similar amount to erect something like this in my village for my beloved parents in 2017. I don't know now again because alot have change now.

That 55 milion should be increased by 70%.

It is a big fat lie! Except you are building on swamp or you engaged a contractor/engineer and don't bother to visit for monitoring. Don't discourage those who wants to directly engage artisans in building for them

Real estate is one business I am seriously involve for years. I am not a novice in construction. I have been buying building materials from November-December when prices of building materials started skyrocketing to this moment that it has stabilized.

Deck is where more money is committed in building carcass. The house in the pic has two floors.Check the size again and tell me the tonnes of iron rod you will use for each floor plus bags of cement.And what will it cost for the flat roof,wood inclusive

They have run you street if you spend 80 million for carcass of two storey building on half plot of land grin

Stamped concrete. Interlocks are difficult to maintain, you keep on struggling with grass. And when you leave your compound after a while and come back, you won't recognize is grin grin

Concrete is the worse. It will keep breaking after some while, paving way for grasses to shoot up back.
By the way, what do you mean by stamped concrete. You mean slabs?

Just google stamped concrete, you will see lots of results from jiji. Stamped concrete if properly done, with correct thickness, it won't crack.

From the conversion sent to me by Engineer. My estimate in excess is 2 tonnes of iron, 90 bags of cement. I advise you rent woods and bamboo to save cost. Most of the bamboo and woods become waste if you don't have another project to use it for.You may need to engage an independent carpenter to inspect the work before decking,let him make adjustments where necessary.

Get quotations from 3-4 carpenters for the decking. to give idea of how to negotiate when you want to rent
