And @Hajji mufu, I hope he's planning to eradicate them. It's long due. Brief story of the man who can't even be buried peacefully on his own lands of 50yrs should have been a close call. If looks like omo onile nationwide aren't facing strong, tedious resistance from builders. That's why they flourishing.

I hope so o. I just make their budget with the usual costs. Recently I paid N350,00 for decking, and they still collected money from iron man, carpenter who did the form work, plumber, and the electrician. Then after about a month from paying for decking I had to pay N200,000 for roofing. Hopefully after the roofing I should not have problem with any of them again, but I heard usually after the roofing they will still come begging... but this time is begging if you can give them something.
It's better to just pay and move on... at least it's thousands in Lagos but in Warri they ask for millions... There is no Omo-Onile in my village though.

Do they also have "committee", "association of omo-onile"?. In that case, they may be fighting hard not to allow bill to pass against them.

Mine is also in Ogun State close to the border of Lagos and Ogun by Lagos-Abeokuta Expressway. They act like they are in Lagos there.

I thought blocks can be parked as long as possible in so far the mxtures and curing were right and satisfactory from unset. If rain affects blocks parked outside, I wonder what happens to those blocks often seen on fences that remains unplastered for years. Am I missing something, please tell me more. I have blocks intended for use lying out there in the open. I don't know blocks have 'best before date' uuuaaaoooh!!

Warri asks for millions because you waited for the jobless youth to confront you on ur site.

If you go to the family head or his rep prior to commencement of project, each payment is usually between 20k to 200k per stage (foundation, decking & roofing) depending on the area. Some areas demand u use their engr/builder/workers hence u additionally use between 100k to 200k for total cut-off.

The youths are usually angry when u do this but all they can do is beg and beg for crumbs. The problem is when u give one group any token, they tell they next group so they can come beg their own so the best is to buy drinks for everyone to drink and go.

Segzy14 used the wrongdoor thats why the problem. He is even fortunate coz I have seen where one group was settled and because they refused to share the funds with another group they just came and knocked down the building.

If I have time later on I will post family receipts for some 2016 projects including this one am about to start.

You can try the 70-30 approach. 70% for take off and the remaining 30% during roofing/plastering.

also since he has given you a figure for all of the labour inclusive. He might not want to do supervision again, if you want to do supervision only who will provide the workers ?

I don't know much about the warri terrain, but if I were to be using your figures as a template for my costs and finishing, i might as well build Aso rock.

Also try to get involved with the project and not just give him 100% control, you also need to supervise and monitor yourself.

You don't also want to hear story about workers not being paid !! Just like what I heard when I engaged engineer at one stage.



Good point Maverick. I will advise the OP, DO NOT ALLOW ANY ENGINEER TO GIVE YOU A MANDATE TO SUPPLY WORKERS FOR YOUR PROJECT. Sorry I typed this in CAPS because of my experience. You are setting up yourself to be cheated if you allow that. My advice to you is that negotiate only supervision fee with the engineer. Get recommendations about artisans from folks here on nairaland and let them compete with the artisans suggested by your engineer. Make it clear to the engineer you will negotiate directly with all workers and you have the exclusive right to select whoever you want to work on your project. Of course give the engineer's worker the first right to refuse (by this I mean for instance if the mason from your engineer is asking for 100K for a piece of work, and you have negotiated with another competent mason and he is open to accept 80K, give the mason from the engineer the right to refuse the 80K before you give the piece of work to the other mason. This is my 2 cent.

Most builder/engineer work with a team of artisans and technicians if you want them to do your job why can't you negotiate well and allow them to do it.

I am having a problem with a client that keep complaining about cost of materials thaf he gave other people to buy, quantity of materials that he have 10 different people supplying. My question was 'how do you want me to quantify materials that I don't even know how much you paid for them and what tonnage you buy'.

There are part of structures like brick laying, carpentary, iron bending, electrical installation that I don't use people I don't know. If client find it difficult to allow my people handle it, then I will allow him to go and get someone else suitable to handle the job

Correct, its either my team members or nothing. I cannot start learning to work with a new person on an important thing as construction. You need your core inner members most of the time.

I remember a project where my client insisted his plumber work with me. The plumber was a thorn in everyone's flesh throughout, refusing my prices for work according to the quotation and even going AWOL when he wants.

You are absolutely right sir, I think the problem is our mentality '' that builders/engineer will cheat us''. These so called builders /engineers are professionals that risk their live moving from places to places and risk alot on the job, they deserve a fair renumeration. They deserve some credit.

If that works for you, well....

I allow the engineer to use his own workers for better co-ordination and control. Before that i would have done a market survey and as such will negotiate the labour charges and infact materials costs vigorously within a fair range that does not compromise what i want to achieve. After that i hold the engineer strictly to quality standards and delivery of milestones.

Some of these guys, especially the daily paid ones are a different kettle of fish and by the time you realize to fire them, its at great cost to you. My first build was nearly messed up, took longer time than necessary and i eventually traced this down to imposing people on the engineer to supervise while not being physically available myself. Again i had to spend countless hours mediating and intervening as these different sets can be on site and not talk to each other but will be doing their own thing.

Thank you sir. I like it and the finishing isn't bad as well. I'm working on such plan for my Agbara Industrial Estate's land. I have bigger lot on that side. The Parapet is a no no for me. No Roman columns and no Parapet neither!

In the example he used, your guys will still do the job but at market rate.

I use this approach. My builder uses his known associates mostly but I set the price.

I know of a better way for those of us in diaspora who doesn't have time to court vagabonds, but....

PS: gun ownership is dicey in Nigeria, this is why you have to have what we call throwaway weapons. Officer, he brought the gun but I wrestled it away from him grin

Very correct my brother..was a site in ikoyi and I was told three different people did the pipe work...now the whole stuff was not done properly..we have to start breaking walls..not too good . Allow the engr to work with his team

Sir, with due respect, Bola Ige was killed and also Mr. Willian as well. Those guys were surrounded by guns and still got taken out. Since that episode, i came to realize that owning a gun will not serve in you in country like nigeria. Even if you succeeded in taking some of them out, police themselves will make your life living hell for it. Those that got guns and used it them ended up being killed like chicken at the end of the day. The problem is that your neighbor will not come out to back you up when they return for your head. Talking from experience, live in Magodo in during the 90s when robbers were showing us pepper!!!

The work was done by incompetent workers, not because the engineers direct labor wasn't used.

Here, you have different crews working at stages.

Ground preparation crew
Rough plumbing crew
Foundation crew
Framing crew
Roofing crew
Window crew
Plumbing crew
Rough wiring crew
Sheetrock crew
Cabinet crew
Etc

Not required that they know each other because they go off of archie plan.

That model is working for me. The only constant is my bricklayer.

The key is getting good worker.

PS: And we've all seen what atrocities are committed by seasoned engineers/builders. But we're not going to open old wounds grin

I have an Alfa that I buy blocks from who has taken me under his wings. He's a God sent and he guides me on how to handle stuff the Nigerian way. And I've been listening to him.

He taught me that "Obi kekere, okoja okuta nla".

The seller of my land is a deputy director at ministry of land, I simply leaned on him using what we've learned over the years working in corporate America grin

Outwit and outmaneuver the enemy.

But my omo onile have been relatively cheap bastages though, comparatively.

How many students police go kill? I handled one situation sometimes ago using stern-looking northeast mopos. Shockingly, the mopos were preaching peace and the Omo oniles were booing me saying "You just go waste our money carry mopo wey no shoot gun grin"

The best way to deal with Omo oniles is to be their friend. If you win them today, you'll have a bigger battle to contend with in the future. Get them on your side by shaking body for them.

No matter who you are or what power you may think you have. They are always the winner. If you think otherwise, ask Late DISU (Lekki Free Trade Zone Boss with all his armed security details)
