t3stm3: Bros, stop thinking! There are lot of areas to invest in and partner with the government on a PPP arrangement (safe and secure investment). Security is a major one. Lagos needs more hands on deck to tackle insecurity. #1stHandInfo __________ Ajah Flyover update: Roundabout sealed up. Motorist now diverted to Alternative Routes at Ikota, Resettlememt Village, and Royal Garden. No thoroughfare at Ajah roundabout again. Not in the next 12 months. Good time to schedule a visit to the construction yard of the contractor. Let see what the precast elements look like. |

There are 10's of very good and robust models all over the place here. I have a couple around my house here and they have held up pretty good for 9 years. The problem is, I'm a disaporan nairalander, and you need them in Nigeria. I believe you can order stateside or from Europe and have it delivered in Nigeria?. |

Still on burglary proof and fire risk: there is no doubt that "protector" as home feature in Nigeria could be very risky in terms of emergency escape, rescue and evacuation. So all attempts to find alternative solution should be encouraged but despite all the very good ideas being propounded here, I still hold that the floor plan/architectural design has more to do with safe evacuation in times of home fire and emergencies. Let's use the floor plan pic below to analysis the need for safe evacuation. The plan is for a traditional 4 flat project. Let use the first flat on the right as our case study. When one comes into the flat from the TER, one does not come right into the living area. One will notice a patio area, so one will need to turn left to access the living area proper. The patio is a holding area if there is an emergency. You will notice this area is not cramped or cluttered. Now if one turns right one accesses the LOBBY leading to the rooms. Also notice that from the LOBBY, one could access the KITCHEN without going through the living room. What this means is that one could either evacuate the flat either through the kitchen or the main door if there is fire deep inside the flat. It also means from the back door into the kitchen, one could access the rooms without going through the living room as is traditional with most Nigerian flat design. Again one could evacuate without going through the living area. So if there is fire in the kitchen, occupants could evacuate safely through the main door; if there is fire in the living room, evacuate through the kitchen or main door; if there is fire in any of the rooms or lobby, evacuate through the kitchen or possibly main door. Apart from the kitchen, major causes of home fire are overloaded extension cables in the living room and the Electrical Distribution Board [D6]. With our traditional design, the D6 is normally located deep inside the lobby but with this plan, the D6 can be located in the patio area close to the main door so if the D6 is on fire, evacuate through the kitchen. There is also the need for a smoke alarm to be located each in the kitchen, living area and lobby. Now if the concern is still on the burglary proof; two things can be done. Firstly, for a decent price is to design the window burglary proof to be openable using the one way lock system. See Picture of back door below. The lock system is such that one needs a key to lock the door from the outside and will also need the key to open the door from the outside. But from the inside one doesn't need the key to lock or open the door. Just turn the nob clockwise to lock and anti-clockwise to open even if one has locked the door from the outside. Or secondly, just don't fret about the window protectors. Design the floor plan for the rooms to include a Juliet balcony like in the Mediterranean. See Pix below. So for the architectural plan posted, any of the windows can be a Juliet Balcony and in times of emergency, use the kitchen or main door or any of the Juliet Balcony. Shikena!!! 2 Likes

diordaves: Here's what I have so far for my main build: 1) not going to install window bar until I've exhausted all other options. 2) fire extinguisher in kitchen, courtyard and anteroom. And I'm talking commercial extinguishers not the decorative ones 3) smoke alarm at the entrance to each of the bedrooms. 4) fire house at back and front, commercial one not garden hose 5) co2 sensor in kitchen, 2 main hallways 6) 500 gallon water tank inside the courtyard 7) kitchen ceiling will have fire resistance gypsum board 8 ) if I'm already living full time then no window bar needed cause I'll have at least 3 Doberman pinchers but until then maybe just a Mai guard. PS: these are replicating some of what I already do now |

EgunMogaji: Nice one. The real McCoy; not leaving anything to chance. I will still think twice about a "naked" window in Nigeria. A "naked" window will mean you can't possibly sleep with the windows open or tilted as we do at night in Nigeria. AC always........carbon footprint. You can't leave open or tilt the window to aerate when no one is home but then there is the Doberman which may not be enough........can be poisoned. I've seen it done. I must admit Nigeria is challenging. |

If you know about this product, fire and co2 alarm from Nest, then don't bother reading. If you don't and you take your families safety crucial then I suggest that you go to their site at Nest.Com to read up. Here's why I like this product. * It's technological advanced. Control with your phone, get alarm on your phone, has an app, etc * You can link many units together, so it will announce and tell you where the fire/smoke is at exactly. You can prerecord an escape route based on where the fire is. So if the fire has blocked the staircase, those upstairs can be told to get out through the upstairs windows without wasting time running to the steps. * It detects both smoke and carbon dioxide - the real killers. Fire is an after effect, mostly. Let's take a case study. I think we've all seen the recent fire accident that killed a family in Ghana. So let's say they have a Nest installed in the kitchen doorway, and one in each sleeping rooms, the very instant the fire started all the Nest would be communicating to each other and sounding an alarm and called a neighbor by phone. Minutes count, so it is my opinion that they family would have woken up much more quickly, gathered to a predetermined escape location/route and a neighbor will be waiting for them at the door. This was house that we all knew to have brooms, horns and mini calabash hung at the entrance of this house. The big boys operated unabated and left on their own with valuables. In the morning, we all asked ourselves what happened to the brooms and calabash? Why didn't the robbers pick the brooms and sweep as many people always believe? So go ahead and tell me what you believed happened to the brooms. |
