i would advise you have 2 entrances - one in front and another at the back - any you or your tenants

instead of building it that way , just build a duplex and merge a three storey to it and achieve more space and luxury as the spec of the house you are about building is going out of fashion

2.? How much do you guys think it would cost me from the foundation to the roofing level?
? Does anyone have a better suggestions of what I should go for instead based of my explanation?
Lastly, I have attached a building plan of a 3 storey of a double flats with a ground floor and the first flat by the right hand side in the first floor designed for residential purpose only (for my family and I ).
3? How much do you think I should budget for a 2 storey of the same building plan?

My experience shows that a commercial property built for business will make more sense as an investor than a residential building.

bro i think the litany of profesionals had answered ur question astouhig that moulding of blck i will advice u buy a vibrated blok or u go for a specially moulded block in which u will give the the specification for d mixing ratio and duly supervised by u or any of ur delegates. it not advisable to use hand moulded block for construction of building especially multistorey buildings and especially for the load bearing walls (external walls especially) it myt later fail under the action of stress in the future. as hand molded blocks dont attain maximum compaction to resist load

@Biazarre, the building plan attached above was provided by a so called Engineer so that's his plan by the way. That was the reason why I had to put it up here to see my people's view on it and as well see if I would get a better plan based on my explanation of what I am looking forward to build.
I need an estimated cost of a building plan leading to a 2/3 bedroom 2 storey of a single or a do uble flats.

yes u are right, from experience and analysis, residential buildings for commercial purposes are often not a viable biz...as ur break even point is always more dan 10yrs

Go and google professional architectural firms in naija, there are many professional firms that can take this up for you.. Unless you no get enough cash.. Then settle for advice from strangers..

My brother..if i read correctly, you mentioned you are "abroad", so advising you should be very easy. First, find a way to engage a professional Architect. There are many on this forum doing very fantastic things. No design is free. Engage an Architect. It's cheaper on the long run. But here's a free advise regarding making your own blocks, you can determine the strength of the blocks by your mix. The accepted standard i recall is 28 blocks to a bag of cement, i know most block manufacturers do between 35 and 40 blocks to a bag of cement.

I studied Quantity Surveying in school and also learned Electrical work. because I don't think mummy will b able to handle this project please consult me below if you would need my assistance thanks.

Building design's are not done by Engineers, it is d sole duty of an Architect... Engineers only provide d Structural drawing with details from d Architectural drawing..... u are making d greatest mistake by consulting an Engineer first dat is d reason why ur drawing has no Function.
Consultant an Architect first for d Architectural drawing after which u can now give d drawings to an Engineer for d structural drawings.
