None of this would be possible if folks like you have not gone before us with multi builds and shown you can indeed build from overseas.

That is the good part... we all learn from each others. Makes it easy for all of us.
And if the merchants don't want to share their price info because we are not on ground, then we exchange the info between ourselves.

Please has anyone bought spanish tiles of recent within last half of last year and this year so far? The tiles of which a carton contains 3pieces.
I need to know the amount at which it was bought back then, its for a projection am working on.

Too many people not to rent to namely business man igbo, ekiti, ondo, ilorin, muslim(not mallams-northerners), single ladies especially edo, widow, olopa, lawyer, ijebu etc


There is some truth in the list but essentially there are too many evil people to contend with.

One house in from of my mums, the owner evicted her tenants. When legally didn't work she had feces sprayed inside the house - a face me I face you type.

Anyways the tenants left but one promised her that she won't live to see the middle of the month.

She died in her sleep two days ago, only 50 or so years old.

Now me as an educated Londoner knows it's probably an underlying medical condition that's untreated but the buzz in the hood is not to rent to the ijeshas grin

Its a list that was shared with me severally by different landlords and agents. My experience indicates over 80 percent true.

I have let to 2 olopa and 2 lawyers with no incident. Its a game of probabilities those more likely to be problematic.

Looking back let's just say I wish I had taken it on board

I was always made to believe yoruba were the best and gold standard, however I have proven (with evidence) to those who said that over the years that its not the case (hard to generalise, but some categories have some element of truth to it). I think na to leave am to God, and when incident arise, DEAL with it using strong hand.

A previous landlord visit will be a must if I am persuaded by other factors. If I hear story that I am living in parents home or hostel just forget it.

Igbos in professional jobs are okay just the I am a business man ones that are no no. I generally would avoid every self employed business person anyway as difficult to measure affordability.

I said I am in semi retirement let those way get strength they use strong arm.

I hate to see tenants taking advantage of good Landlord/Landlady but also hate to see Landlord/Landlady acting like they are God.
We just need to balance the equation... but that never happens with us people. I just can't handle the Rental headache.

1) It's your project, its supposed to be fun so do whatever you wish to do regardless of whose Ox is gored.

2) I encourage you to go out solo like I did and ccheck stuff out. Don't be shy, show picture of similar things that you want and they'll bring it out. They don't bother to display the expensive stuff because most buyers s are not interested.

It's a matter of taste and acceptable standards for me.

I would never recommend some of my off the wall antics on my build to others.

As an example, I've spent about N50k on clean up on my site. Something others would consider a waste.

Indeed but you still gotta plaster though bcus you sound like plastering is waste of time and $$

Even Skimanski plastering and decorative walls, you are not impressed? I am staying away from wood paneling... plasterboard I like, but I cannot afford it. With my kobo-kobo pace, I will never finish the project before I quench.

Generally, "self-employed tenants" are bigger headaches, regardless of their tribal affiliations though, statistically, some have proved to be a bigger headache to Landlords.

Aside the unpredictability of income/profit, the simple reason self-employed tenants tend to pose greater headaches is because they have TOO MUCH TIME to Play with!
They can afford to stab work anyday.... and sue it to make trouble with their Landlord! Something someone employed corporately will think twice about, before doing!
Most think because they are in-charge of managing their time/work schedule, that "freedom" is best used to stress their landlord/lady.


An employee (at whatever level within the corporate ladder) has a "Social fabric" they are tied and woven into (colleagues, Company Name, e.t.c) ....that makes them think twice before engaging on a 'show of shame' with their House owner, something the self-employed does not have to worry about.


Maybe l am biased, but its just my opinion.

Paneling is cheap in Nigeria and the beauty of it is that I can do it myself.

What I absolutely would not do is screeding. It's not a waste for folks that want to do it but it's a waste for me as I want to do wood paneling.

I think I might have confused the readership with my mix up between plastering and screeding.

Yes I did specifically last year October, there are to many tricks in tiles market. the tiles are sold by sizes. they will always try to sale to you with number of boxes or calculate more then you needed. Most of time the numbers of pies in the boxes are not accurate. make sure you calculate your total area multiply it with the size of your choice, always add 10% of your total required for brokerage. the prices depend on quality of what you want, the ones I bought were : 40 by 40cm, 8 pieces per box then is 3k. another one :40 by 40cm,12 pieces per box is 3800 the sizes per box I believe should be 12 pieces per box for 40by40, the others are 25by50 by 10mm thickness 15pieces. Pls pay attention to the thickness don't make them sale you 5mm thickness as the same price as 10mm and above. All above are of 10mm thickness, do your research about calculations all the information you need is in this forum. Sorry I don't care where it came from, I was told most of the tiles are made in Najia and repack as imported.

I am sure you have done a lot research into the wood paneling in Naija... we shall discuss more about that sometimes.
If you look closely you can also see that Skimanski also do a lot of wood paneling too..
I still gotta give it to you... you are doing very well with your build... getting all the good stuffs while you are on ground.

Yes. Smooth wall and all the cracks sealed. I did cement screeding and I can surely see the difference.
