The designer tried
The dining space seems too big, especially when there is no visitors wc, the dining/entrance can be modified to accommodate a foyer or ante rm & visitors wc at least. The inner stair should be modified, u really don't need to pass through the living room while taking stuff from the kitchen to the pent floor.The back terrace, one door should be locked. Exit are too many. It shouldn't even be more than two for such a small house for security reasons.

I must give kudos to the architect for the ventilation.
But for the pent floor, master room, there should be an opening at the front, instead of having double on one side.

I don't get your point. Did I say that it is not? But I don't know where. Why buy from a middleman when I can get them from the source? See! Now you are thinking. How does the company get tax write-offs by sending the money to Nigeria? Will IRS believe it? Just say that you don't know.

Moreover, I don't have the convenience of moving around easily in Nigeria to know what is where. A city like Ibadan has a lot of stuff. I have never been there and there is no way in hell I am going there to buy anything. And no way in double hell am sending money to anyone to buy for me in this Buhari's economy. Once bitten, twice shy. Only a few will understand. Here is one stop shopping. I pick what I want, pay and expect same to be delivered. Before I even get to the place, I know the price and tax included. Affordability becomes a yes or no. I hate haggling.

I am sure that a lot of my machines are available in Nigeria. If I cannot find it online, I save myself the headache. Just like vehicles, there are many for sale in Nigeria but the convenience of buying and shipping from here is awesome and the company gets write-offs from verifiable purchase of assets. A tax attorney advised the company and it followed the advice per asset purchase. Just assume that there are some details of the business that you have no business knowing.

Bros i never questioned your move or go against it... I only made information available. A China company in Nigeria produce here with parts & maintenance backup. Location a popular Blue Roof @ Ojodu Berger. My chai is just the stress observed, but i mean no harm or insult please oooh

Nice concept. My observations: You have steps leading to do dinning and hallway within. a small living room it could cause an accidents trip and fall. The kitchen is relatively small and you have a trapped space between the kitchen and the stair hall not well ventilated and poor natural light access. There is a verandah at the back of giving access to two rooms; the more openings the more security vulnerability ( good access for children to sneak out). That verandah space could be utilised to gain more space internally. Just My opinion !No bashing pls ooo. Happy New week

Personally, I would open up that whole area (Kitchen / Dining / Main Lounge) in favor of an open plan concept. Take down all the dividing walls/doors and liberate more space.

Open plan living seems not to have caught on in Nigeria, perhaps because maids/servants are employed for kitchen work and so necesssarily shut off from the rest of the family. For a single family unit though, it improves interactions - and I want to smell when that Ogbono soup is ready!


As is, have you considered the practicality of the Main Lounge? Seems to me there's no backing wall for entertainment units/TV, credenzas etc.

I haven't seen this before in Nigeria. I think it adds to the structural integrity of the house especially since California is prone to earthquake. They insert rods about 4ft apart in hollow blocks while building side walls.

Check this out:
It's currently the preferred method in modern septic tank construction in south south Nigeria.

Although slightly cheaper than full concrete wall, it almost equals it in strength.
It became popular cause ordinary sandcrete block septic tanks eventually failed due to increasing tension from the backfilled soil against the wall holding more and more water from flooding due to blocked drains.

However since earthquakes are least of our worries, it is considered an overkill for anything else other than a security room / bunker

The strength of such wall is far lower than that of a full concrete wall when use to retain earth because of the horizontal soil bearing pressure of surrounding saturated soil because of lack of adequate provision for the moment at the base of such walls.

A sancrete block wall with a rebar, casted with a weak concrete is the correct ways to build load bearing partition walls.

It is only in the South Western part of Nigeria that people are "trailed by a very UNIQUE family name", over generations.

That's why it's important to stay anonymous on an online forum like this, especially on the Properties and Investments Forum. You don't want to be tracked thru the personal details you may innocuously leave on the thread. But did you see the kidnapper's house? A nairalander could've built such a magnificent house without knowing that he was building it for a devilish kidnapper and sociopath.
