You can buy a piece of vacant land today, walk away from it for ten years and when you come back, nothing will have changed.

And think about the economics of land…


This is a resource with a supply that is always going down (after all, they aren't making any more of it) and a demand that is constantly on the rise.


Given the value proposition that comes with owning land, I often find myself scratching my head and wondering...

Now, let’s take them one after the other.

That’s a really big question.


And once you know the answer to this, half of your problems have been solved.


So, without going through the corners,


The way to go about this is through a process called *“audience qualification”.*


This is the process where you separate the men from the boys.


A lot of realtors fail to qualify their audience, and that is why they complain about meeting the wrong sets of people.


First, you need to understand that your potential clients for those Jaw- breaking Luxurious properties are people with a very significant amount of doe in their pockets.


They are not the regular doctors, lawyers, bankers or engineers out here.


I’m not saying doctors and lawyers don’t have enough o.


But it's just a tiny fraction of these people that have what it takes...


Your potential clients are the BIG business men and politicians, because these people are heavily loaded.


So, if you are promoting one of those very high-end properties, they are the ones you should approach.


Now listen, if you are trying to push properties that are not very high-end, you should consider a higher percentage of people in the middle class.


Don’t just focus on the big men.


Your clients are among the regular people as well…


The mistake some realtors make is that they completely ignore other classes of people and focus all their energy on getting to the people at the top


You have to apply different strokes for different folks.


Qualify people based on their pockets and present the appropriate property to them.


Now that we know the people we are interested in; how do we get across to them?


We get across to them by targeting them based on their lifestyle.


What do they wear?

Where do they go?

What do they spend on?

What makes them happy?

What do they do for a living?


The answer to these questions is what you use to streamline your targeting and get your message across to them.


This is not all that there is to it, this is just the beginning...

Real Estate Buyers Beware:

C of O Doesn't Guarantee Safety in Property Transactions.


I've emphasized that merely possessing a Certificate of Occupancy (C of O) for a property, whether land or building, doesn't guarantee its safety for purchase.


It's ironic that buyers, upon spotting a property with a C of O, often neglect to conduct due diligence on it.


Whether a land has a C of O or not, it's crucial to carry out due diligence by engaging a property verification expert, typically your property lawyer.


Surprisingly, there are numerous cases in Nigeria where a person with a C of O had their land taken by the court and given to another person without a C of O because the latter had a stronger root of title.


A C of O doesn't rectify a property defect. For instance, if you buy a property from a scoundrel who falsely claims to be the owner, and then you proceed to obtain a C of O, the true owner can still reclaim the property from you, even with your C of O.

Let me share a true-life story: I can't remember the names of the parties involved, hence, I would use A, B C as their names.

A family land was divided among its members; with each members having their own portion of land.

One of the members of the family then sold his own land to A.

The family being dubious, and knowing that the owner of the land has sold it to A, then went ahead to sell the same land to another man, who I will refer to as B.

After some years, B sold it to C.

C smartly did a survey and obtained a C of O. The issue that came up was who is the true owner of the land.

Was it Mr A who first bought the land or Mr C who has a C of O.

The case found its way to court and A was pronounced the rightful owner of land even though C was the person with a Certificate of Occupancy.

Even if a property has a C of O, verify through your property verification experts to avoid losing both your money and your land just like C did.

Does that mean you shouldn't apply for a C of O?

By all means, do.

A C of O is important and solidifies your interest in a property.

A few days ago I stumbled on an article online written by one of the top real estate marketers in Nigeria...

No doubt.


Think about this for a minute.


Last year, one of my friends back in school sold a house for N360m in Abuja.


For that sale, he got paid N24m as a commission.


At the time, he was working in Access Bank earning N220k a month.


That is like a 10-year salary that he got from just one real estate sale.


He resigned after that.


But here is the truth - the majority of people who try to market real estate struggle.


And the MAJOR reason for their struggle is the fact that they DO NOT HAVE access to what I call real estate buyer leads.


A real estate buyer lead is someone who is interested in buying real estate (lands or houses) and can afford it.


Once you KNOW how to generate a list of such real estate buyer leads, you will stop struggling and begin to succeed at selling real estate.


So, how do you generate real estate buyer leads?


You do so by going to where you can find people who are interested in buying real estate.


Places like:

- Youtube

- Instagram

- Facebook

- Tiktok

 
But if I were to pick one of the options above, I will go with Youtube.

 
Why?

 
From my experience, Youtube leads are more responsive.


Now, imagine generating just 100 solid buyers' real estate leads a month from Youtube.

 
Even if one of them ends up buying a property from you, that could mean N3m or more in your pocket.
