Am Alone: I dont think N10 million is even enough to complete some bungalows, some bungalows of your size can gulp N100 million and ask for more money. Just call up Julius Berger and drop your plans for them and slap them with a hundred milla cheque and things will start to happen. Order them to finish the house with concrete walls, aeroplane skin aluminum roof, platinum plated POP ceilings studded with lumps of diamond, jacuzzi bathroom and toilet fittings including a toilet seat all made of 32 karat gold for each of the rooms.(imported from Saudi Arabia) Bullet proof window panels and fire proof door panels all imported from UK with finighing touches by Chubb castle UK ltd. What about the latest kitchen facilities from US, or the aerodynamic hanging beds that floats on the air, thrown in from Sweden? My brother, if you gat the cash, flaunt it. The Carpenters charge is 150,000 here o!!! Lagos thing are really expensive!!! I did my very best to get it to 150k Funny enough the aluminium roofing is not there oooo!!! Anyways, they started work today they were only three that came today, also they came late the Akun wood is very hard and they are having a hard time nailing it. But the most important thing is that; we are all moving on!!!  Peace!!!!! |

A visit to this site can tell you of the amazing designs and finishes happening here in Lagos. You can see the construction from foundation to finishing stage. http://thehavenhomes.com/yes-we-built-them.htm @Am Alone, N150k is good if the man know his onions. I paid my carpenter N70k because he's my close relative. The least quote I got was N180k from other carpenters. I used step tiles aluminium although the initial plan was to use Crete Tiles. |

The 150k is only for the ceiling loggin and the wood roofing excluding the roof itself The roof I will be using is called stone tiles and will be fixed by one company here in Lagos but the pattern of the wood work will be exactly like that of step tiles |

But Naija is a big country sha and I believe you can get almost everything here in naija and one thing I've come to understand is that, not all those foreign thing are made for us. Like a set of WC i saw, it was very lovely but the hole where waste use to pass was very tiny. When I took my plumber there, he advice me not to buy! How man wey don eat fufu and eba waste go fit take pass that kind small hole nai be dey question wey him ask moi! |

@ Brabus Please can you give me a break-down of the cost for your step tiles aluminium installation. i.e Wood cost and labor (you already mentioned the labor cost), step tiles aluminium cost and labor. My project is kind of similar to yours, its a 5 bedroom Duplex in benin city and its almost at the flooring stage. I plan to use step tiles aluminium . Thanks all - keep up the good work |

Woods 2x6 60 pcs @ N800 = N48,000 2x4 400 pcs @ N500 = N200,000 2x3 300 pcs @ N300 = N90,000 Facing board 40 pcs @ 1500 = N60,000 Wall Belt 6 dozens @ N2500 = N15,000 4 inches 3 bags @ N5000 = N15,000 3 Inches 2 bags @ N4500 = N9,000 2 Inches 7 Kilo N1000 per kilo = N7,000 Others (wey no get record) = N25,000 Step Tiles Aluminium Long Span 4.5 gauge step tiles N1330 per sq meter (I paid N600,000 including transportation) Labour (woodwork/aluminium) = N70,000 but I'm planning to send additional N35,000 to the carpenters for nogging. |

Am Alone: U r alone, , I no know how much O, I just dey try follow this thread hoping it would help me and thousands of people that may come across the title, "the REAL COST of building a 6 bedroom duplex" however, you would agree with me that a 20 million USD worth of house cant get u peace of mind, , when u sleep under a roof that u built with ur HARD EARNED money,, hmmm , its incomparable. Dont get me wrong, pepper dey good and if u get am spend am, afterall me sef like spending, but I am a fellow that feels the pulse of my neighbour, thus even though when or if the owo dey yanfu yanfu, e no go to too make ur neighbour feel say no hope, If I no make any sense, I am sorry, na so I fit put am, meanwhile whats the size (thinkness) of those ur two pillars outside ur house? |
