Spider pls can u give me a rough estimate for the foundation up to DPC level for 4 bedroom (ensuit)  flat with 2 sitting roms.  Approximate size of the building is  11.5m by 22m. The plot is a bit water logged. I may need to do 5-6 course foundation. Do I need to do raft foundation? If yes pls give me an estimate. Also what is the recommended DPC thickness I should do?  Pls I will highly appreciate it if u can breakdown the estimate for me. Thank you.

@ mmbello,u need to be more specific,to be fair to spyder 880,i don't think he can really give u a quote without knowing the dept of your waterlogged land,the dept of the water will determine the level of your dpc.One thing i am certain of,is that you will definitely do a raft, It is always a good idea to get a good engineer,he or she will give u a better idea on how to proceed,they will have to analyze the topography of the area and u can obviously work ur way up from their by asking people out here on the quotations u were given.That way u will be able to know if d cost has been inflated or not, All in all,u will need a professional and i will recommend u use someone in the area that is well knowledgeable about the surrounding area.I did my house in a waterlogged land on d island and my raft was about 4.5' high of casting,we made my german floor to be about 8inches thick, i had to do because in the future,u never know how high they might fill d street,if it is too high,your first floor might end up looking like an underground, i think a better way to check it out yourself is to try to see the dept of the water logged land,i.e if it is 3 feet deep,you will have to do atleast 6ft of raft because u will have to fill d whole compound to about 3.5 feet,0.5 feet will be used when u are doing the interlocking stone ( u can't use concrete floor in a water logged area,not advisable,ur compound will retain water,i was advised that interlocking is much better because d water will all sink into d ground) so u have about 2 feet of height to start ur setting of block on,infact it will be 2.5 feet because ur german floor should be about atleast 5inches thick, mind u,all this r all hypothesis because my analysis is based on assumption,so i think it is prudent to atleast get an engineer in d formative stage as this is crucial and their is no going back once it is done.

Question for you, Spyder - what are the chances of these pieces of land being reclaimed and/or resold by the original owners or their family members?  In other words, does "sold" mean "sold" in Enugu?  In Lagos, for example, omo oniles rule - they often sell the same piece of land over and over again, and buyers end up losing their monies or being extorted over and over agian.  Please enlighten us on the situation in Enugu.

Now, for the benefit of all my friends who have demanded I show them a sample plan of a 5 bedroom duplex so they can make their comparisons, (kokopos, take note) here it comes. I have already built this house with my engineer for a relative of mine.
This house has the following features;

5 ensuite bedrooms
2 living rooms (1 on the ground floor and 1 on the first floor)
1 dining room
1 kitchen
1 store room
1 foyer
1 car port
