I discover that the need for affordable housing is not a small problem to be solved, it is a chronic condition to be managed by people like you and other leaders in the industry. brabus: Thank you brabus for this question about the 6" lintels. You know I used such in my house (6" blocks, which translated to 6" pillars and lintels and that was one of the secrets that made me build a whole duplex to completion stage with less than N6m) for those of us who are new, see the thread "The real cost of building a 6 bedroom duplex" But thereafter, the plans we are building are becoming more complex and my engineers are advicing 9". I would have built this owerri duplex with 6" but the blocks have already been produced for 9". In answer to your question, simple buildings dont have any problem when built with 6" blocks or lintels. This can crash the cost of building by about 10% since the cement consumption, sand, granite, and even labour spending will be lower than in the case of 9". Its like removing 3" from all lintels, pillars and beams in the whole house, quite substancial. My engineers adviced that where 6" are used, it should be the "solid" blocks and not hollow. New people among us should also see the thread on blocks, "The technology of block making" here on nairaland to see the difference between solid and hollow blocks. |

He is better than us in many things, sometimes, instead of embarking on very large buildings where funds will become an issue, I should have built a 4 bedroom duplex and complete it as soon as possible, by now I will be painting and landscaping my compound 2 Likes |

spyder880:You probabely won't be saving a lot building a 4 bedrooms duplex compare to the 6 bedrooms you're building now. The crazy part is when one start with a 2 storey building foundation, filling, and German floor then end up finishing as a bungalow with 30+ pillars. |

What are the advantages and disadvantages of cantilevers? How does one ensure the weight upstairs is not too much? I've seen cantilevers on only side of a house, is that proper? |

Cantilevers are one of the best ways to expand the size of the upper floors of a house by making the decking to project outside of the original measurements on the ground floor level. However, the engineer should make sure to fortify the whole structure to accommodate the cantilevered section and the expected increase in load. More materials are required in the deck level, higher gauge rods and special concrete mixture for the affected portions. There is nothing wrong with a one sided cantilever, it is the choice of the house designer/owner to choose the building design. A competent engineer should study the house and make an informed decision about the size of a cantilever vs the size of the house and load distribution/fortifications required. Cheers.

Sometimes, working as a site manager can be tasking, imagine a tree trunk falling right in front of you, seconds before you get there and nobody around to help you heave the trunk out of the way? Not so easy as compared to you guys sitting behind a computer screen sipping tea or coffee

While some of us are afraid of doing internal plumbing works, some people are here chiseling through pillars and beams to lay their pipes internally in a house nearly completed. I saw this in two different building sites today while moving around to inspect properties for friends. The first site.

We are moving back to Owerri this week to commence work on the duplex project there. We are going to continue with the lintels and standing of the external pillars. I will move to Owerri tomorrow to start getting materials supplied to site by tomorrow. More reports later tomorrow. |

We are still buying more materials to continue the work in the duplex project in Owerri. We got a shippment of granite and iron rods for the works, awaiting sand and cement. We are also set to mount the frontal pillars in this site. More pictures shortly. |

I am still in Owerri but my team will join me soon as soon as I have enough materials on ground for us to commence the lintels. Went and inspected some hostel styles with a prospective client this morning in Owerri, we may start work on the project later this month, they are still making blocks around the site. More gist later. |

I've been a silent follower of ur threads and I must say the little I know about building is mostly from threads such as urs,Am alone,etc. I asked this question in another thread but someone referred me to u. My husband just acquired an estate land in Abuja for a 3 bedroom penthouse,with one room on the penthouse and 2 rooms down. My questions are these: Is it possible to use wood as the decking? How easy is it to source the quality of wood needed in Naija? Is wood durable enough? What is the difference btw wood and concrete cost-wise? Note that the penthouse will only cover the parlour space. From my questions, u can deduce that the whole aim is to reduce cost. Looking forward to hearing from you. |

Yes you can use wood for the decking but the irony here is that you mnight end up spending more in the end. In my study of building styles, I have come across some buildings made with wooden deck by our colonial masters and they are still in use even today. You will need very hard wood of high quality, at least 9"thick to be extra sure, loggers will supply it and then you call in a carpenter to smoothen it so the gaps will close up in between the woods. I suggest the wood be treated as well. But the issue will be how to join the upper floor to the down floor with wooden deck as the divider. I am afraid but seems like you are better off doing concrete deck and resting from unknown problems of the future. |

Have been enjoying Owerri for the past two days, work is still ongoing in our duplex project as we are completing works on iron rods. We have concluded the base for the pillars as other works are all going on. More reports later. |

Hello people, I have been getting so many mails from so many readers of this thread and others where inquiries about my building costs are made. They are so many these days that it will be very difficult for me to send costing for plans of all the houses I have. Maybe I need help in the form of a company secretary. Be that as it may, my attention has also been drawn to the antics of many of our friends here who like to take advantage of our free spirit and that inner desire to be of help to as many people as possible. I am talking of people who have approached me for information under the guise that they are ready to commence their buildings with supervising and disappear with all the information we suffer to dig up for them over days of sleepless nights and missed opportunities. These people varnish with the quotes and other information and never pick up their calls or respond to emails after we have given them researched information about their inqiuries. This is not good enough. I can only work for proven clients from now on, those who fulfil some criteria for us to stop in our busy schedule to give them due attention. People are trying to abuse the process and it is putting me into extra stress as I keep working for others whom I may not even know their real motives at the detriment of those real clients I am already building their houses. While remaining as passionate for good buildings at the cheapest costs as possible, we aim to serve more people and satisfy more clients. We are going to continue answering questions on the thread, updating of picture progress and other works, all enquiries should please come on the threads as usual and if we need to take them private, we shall do so. No offence intended, just ano attempt to improve the services of the spyders team. I will start running a series as soon as I have the time, maybe next week. The series is a thread (I may use this thread too) where I will be showcasing building plans, their elevations and placing for our view, the materials that will be used to build such a house, and most importantly the total cost of building the house so that interested prospective clients can cut to the chase and the process will be shorter, instead of moving back and forth. Expect the series to be loaded as usual, in the Spyder usual way of doing things. There is a strong possiblity of another building thread going up soon, styles, costs and transparent openness will be on display as always. Whatever you do this weekend, remember to enjoy yourself, you deserve it! |
