Properties / Lessons From Warren Buffet by Echad(m): 9:10pm On Apr 26, 2017
One of the more interesting businesses, which now falls into the wide umbrella of Buffett’s Berkshire Hathaway, is its real estate arm that helps individuals buy and sell their homes.

But one of the most notable things about Berkshire Hathaway HomeServices is Buffett’s remarks on its website, where he notes plainly:

“When people are making the decision of the magnitude of buying a house, it’s the biggest decision a great many families will ever make.”

This coincides with his fascinating remarks in the 2010 letter to Berkshire Hathaway shareholders when he said:

“Home ownership makes sense for most Americans, particularly at today’s lower prices and bargain interest rates. All things considered, the third best investment I ever made was the purchase of my home, though I would have made far more money had I instead rented and used the purchase money to buy stocks.”

So why was it “the third best investment,” behind only his wedding rings? He goes on to say:

“For the $31,500 I paid for our house, my family and I gained 52 years of terrific memories with more to come.”

So often as it relates to investing we can only consider the measurable return on investment, and what will ultimately make our bank accounts and wallets bigger. But here’s a man who notes, although he would’ve “made far more [https://projectpanacea./2017/04/26/lessons-from-warren-buffet/] READ MORE https://projectpanacea./2017/04/26/lessons-from-warren-buffet/
Properties / 7 Things You Can Do To Succeed In Your Real Estate Business In 2017 by Echad(m): 9:58pm On Jan 04, 2017
The real estate industry in Nigeria is a goldmine that when explored judiciously can lead to you amassing massive wealth. But there are steps to follow to reach that mark. What does it really take to succeed in your real estate business?
1. Your six-word job description

Do you know that your real estate job revolves around six words? If you don’t generate leads; convert leads; close transactions, then you haven’t started yet. You can’t sell a house without finding clients, and how do you find clients? You find clients by generating leads. Now generating leads is a personal thing. It is solely your business. Once you generate a lead, the next step is lead conversion

The final step is to manage the transaction from contract to close.

2. You can’t close a deal alone

A tree cannot make a forest. No striker scores a goal without the contribution of at least an on-field player; it just doesn’t happen. Comparatively, you can’t close a real estate business deal alone.Clients come and go, but you will work with the other agents in your area for years to come. Having to relate well with other professional in your line of business is a must. [Read more…] /projectpanacea./2016/12/30/7-things-you-can-do-to-succeed-in-your-real-estate-business-in-2017/

The Happy Puppy of Ibafo

It was a beautiful morning; I looked at my wristwatch and hurried to where my bag was quietly waiting for me to pick it up. With several thoughts running all over my mind, I set out in search of my daily bread. Just down the road, I saw a dog. The excitement in the dog caught the attention of passersby and everyone ended smiling or shaking their heads.

All the puppy was doing was to chase three hefty turkeys from behind and run ahead of them to block them in front. The dog wouldn’t let them rest. After a hot chase front behind, the dog would hurriedly run past the turkeys and stand in front of them. The turkeys halt their position and then make a 180 degrees turn towards the free zone where the dog face could not be seen. These actions happened repeatedly.

It was a scene of joy and sorrow, a scene of confidence and fear, oppression and depression, agony and victory. An observer compared the scene to the realities in a man’s life. He drew out the connection between the scene and happenings in my country. The populaces are oppressed by a team of little political office holders who have power and money. Yes! He may be right but I was seeing the relevance of the short drama beyond my country’s instability and traumatic experience. The young puppy’s attitude is that of a fellow who has successfully discovered himself. His discovery brought him joy. The turkeys never thought or looked for a solution to their adversity. They prefer to run helter skelter for succor. Only if they had put themselves together to face their fears, they would have discovered that the young puppy is also capable of running when he is challenged or terrified too.

Investment / Professionalism In Civil Engineering by Echad(m): 10:39am On Jul 25, 2016
A good Professional Engineer is more than a technician that sizes members or puts lines on paper. There is value in what a Professional Engineer does or can do if allowed by the client. Consideration should be given to an enormous number of influences that affect a design.

Technical challenges, items such as choice of materials, cost constraints, time constraints, sophistication constraints, site constraints, etc., need to be identified, evaluated and resolved to achieve the desired result. All these takes knowledge, experience and good judgment. A qualified Professional Engineer should be able to bring all these qualities to the team.

Properties / It's Your Decision To Become A Landlord by Echad(m): 2:35pm On Jul 22, 2016
Finding the money to build a new home differs from taking out a traditional or conventional property loan for an existing house or property, because to build a house, you essentially need two loans;
one for the land and one for the construction phase. But the process is not nearly as difficult to navigate as it may be seen, as many lenders often combine these two loans into one loan. Here are some basics information about the process to get you starts:

BUYING LAND:
Most banks or lenders are cautious about lending money on raw land because it can often be difficult to resell in case of default. Those that will lend may want a large down payment of 50% or more with a high interest rate. It might be best to pay cash, if you can.

BUILDING THE HOUSE:
In order to build, you will need to have sufficient savings to cover the cost or a construction loan, which isn’t available through all lenders. Those that do will require approved plans and specifications, estimated cost or bill of quantities, appropriate permits, and qualified bonded contractor/builder before they will consider lending for construction. This type of loan allows the builder to make draws on the total amount of money as each phase of construction is completed. The lender may want to inspect the property to ensure that the work has been done.

Another approach to building is a package loan, which allows money for the purchase of land and .....read more https://projectpanacea./2016/01/12/it-is-your-decision-to-become-a-landlord-part-1/
