On March 2022, I witnessed one of the most painful experience of my Real Estate Career.

I was talking to a client that seemed very interested in buying a land that was selling for 3 million Naira.


In Real Estate, the agent that brings a client who buys the property receives 6% of the sale as a commission...

Now let's quickly do the Maths;

6% of 3,000,000 Naira = 180,000 Naira.


This 180k was all I needed to pay off my debt...

At first, I was very very happy that I would make my commission from selling this land seeing I am not the only agent that is looking for client to buy the land.


The commission was huge and I needed to pay off my debt.

In fact, I had told the people I was owing that I would pay them their money once this client pays for this land and I receive my commission.


And as expected, the client requested that he wants to go for inspection...

Immediately, I picked my phone and called the owner of the land that I have an interested client.

Guess what?...

On the day of inspection, the client's phone was switched off.

Well, at first...

I thought it was due to low battery maybe later,

And maybe in the afternoon the client phone would be on for the call to go through;

At 1pm in the afternoon, I called the client again hoping the phone would be on.

To my greatest surprise the phone was still switched off.

Long story short... That call never went through again. �‍♂️��


I was very disappointed and angry to the core...

I don't know how I would tell my family, friends and even the people I was owing that I have lost this deal because the client failed to show up for inspection.


Glory to God...

I got really lucky and was able to sell a land two weeks later.

And used the commission from those sales to pay off my debt.


You see, one of the Major problems Real Estate agents go through is DISAPPOINTMENT FROM CLIENTS...


I was disappointed by my client who I will refer to a fraudster.

And I want to be believe many realtors have experienced this too...

*The strategy that made me my first commission as a Realtor*

On 5th February 2021, I was going through Real Estate Abuja Facebook group.

I noticed a trend among the Realtors in the group.

I noticed that majority were just posting pictures of their property in the group with the hope that a buyer would come and buy their property.

STEP 1

*DECIDE WHO YOU WANT TO BE IN THE INDUSTRY

There are basically three sectors to begin your journey in the Real Estate industry.

The first is as the INVESTOR, the second is the AGENT, the third is SELLER

Who is the *Investor* ?

The investor is the person that wants to buy the land or properties that is for sale. The investor has the money to buy the lands.

Who is the *agent*

This is the sector I am in. This is also the sector most REAL ESTATE Agent and Realtors are.

The agent is the middle man between the investor and the seller. He brings the _investor_ to the _seller_ and makes his commission once a transaction has been completed.

Who is the *seller* ?

The seller is the person that wants to sell his property. The seller basically puts his property for sale. He makes his money once the _investor_ buys his property

STEP 2

Once you decide the sector, you want to be in the Real Estate industry. Which is most likely to be the *_agent_* like myself. The next step is to look for the *seller*, so you can promote the *seller* properties.
The most reliable and trustworthy way to find the seller is by becoming a Realtor to a Registered Real Estate company.

STEP 3

I Call this step THE KING MAKER". This step is very vital because it is when you can be referred as a *_king maker_*
Once you have gotten an _Investor_ to buy the _seller_ property then you can be referred as a KING MAKER.

You cannot say you are a Realtor once you have not made a sale and it is only when you make a sale that you can be a KING MAKER.
