@mavverick, thank you! That doesn't change the obvious, NextHome is not Baba Lati shop and we respect whatever document we sign with our clients. We stand by our word. Continue running the project from UK, dealing directly with tradespeople here in naija. I'm sure you remember how much brag3's brother warned you against these approach. 'Aja to maa sonu ko ni gbo fere olode' That we owe our workmen is a myriad to me cos it's a case of garbage in, garbage out. What you give is what you get. You want to pay NextHome 60k and expect us to pay more for the workers or what? Bros, abeg to digress? |

brag3: I don't have to share it at all but I just once a while feel like is it because you're the only one paying for this stage that makes you feel the contract needs a review? No offense intended. Immediately you set in, I asked your brother for the reasons and when he told me, I had my reservations. If you have done what you're doing now sir earlier during negotiation of the contract, we wouldn't have gotten here at all. At some point, you made some moves that I so much respect but later on "Nothing". I know you are tougher than your brother but how this got past you is still a surprise to me. 1 Like |

In the end I am glad the matter got resolved. My questions still not answered. WERE RODS AND CEMENT NOT TAKEN FROM MY SITE BY YOU/NEXTHOME ? DID YOU OR NOT PLAN TO COLLUDE WITH MY SECURITY AND ASK HIM TO LIE TO ME ON QUANTITY OF STUFF ON SITE ?? ANSWER THE QUESTIONS AND CUT THE CRAP !! |

Let me share what I learnt from my sister's project, 1: I'm directing dis question to all contractors involve in a messy deal on Nairaland, can u provide details of all your workers starting from the bricklayers involve in all dis messed projects, they need to say something about their employer, is it a bargain reached by them and the contractor to use little materials on the said structures, that in the case of the stairs that was done and the parapet issue, and sometime we need to note something dis bricklayers are also cunny as they will deliver to u base how much u pay them, so don't blame the bricklayer but the contractor, more facts are left hidden.. A situation that in my sister's case, my brother charged her 120k for plastering and he bargained 50 with the bricklayer but the bricklayer felt cheated and he demanded 10bags of cement at a stage but he was given 4bags of cement by my brother, so can we see where the problem is? He has to use what he was offered to get the work delivered, but tell me how will the work be delivered in good condition. As the owner of the project try to get a visible pictures of all the materials used, complain immediately you notice anything to avoid future disaster, a building can look attractive at any stage but how fit can the structure stand for long? So many issues but I'm glad we are learning from here too. |

I quoted the wrong text. egunmogaji I was almost convinced that you are an ibadan man but this your write says Amelica through and through and come to think of that I have worked in real estate in 3 countries they do not do it like that oh. Make contractors use them money to build residential property for you on your land that they do not have title over nobody does that. In Nigeria I say hell no. Independent inspector or colluding partner you get money to waist another 20-30 percent goes on the project cost be that. It's not only contractor that have problem in 9ja oh a lot of owners are also dishonest. Whilst knowing that they do not have money they will buy matetials and not pay, they will employ contractors and artisans and not pay. |

That I work so far away in America doesn't mean that I've lost my heritage They do exactly what I wrote where I live here in the US, not sure of those other countries. It's dangerous to drive a motor vehicle and hundreds of thousands will die today. This is not stopping any of us from jumping into our car and driving. An analogy. So maybe an astute builder will introduce this system in Nigeria. Maybe introduce an escrow company as an in between or a bank guaranteed loan. It can work if we put measures into place to make it work. I built another house in Texas also with only a $500 deposit and to my complete customization. Builder could not meet my timeline towards the end. Due to contract that we signed they paid of my house rental for 3 months and when they still couldn't finish it in time they made an offer, mov in now and have work around us or pull out. We opted to pull out. I think Brabus is on to a good thing, he is now wise enough to include Lawyering up in his contracts. That this was missing is alarming to me. Why would three siblings, one of whom is in the UK and another that lives in the capital of Nigeria will enter into a N24m real estate deal without a Lawyer befuddles me. 1 Like |

It was my fault because I agreed on gentleman's agreement. its been 6months now and nothing. Another client owes over 2 million but his own case, he has been served papers already.. And the list goes on.. |

No one can oppress you if you know your true value. As a manager, we need to know how to separate emotion from a given business situation. Making decisions based on emotion or sentiment can lead to bad results. "Customer is always right" is just an expression that stores say to keep customers happy. Reacting to situations emotionally rather than reacting based on logic and facts can do lasting damage to business relationships. Most contractors think that “the more customers the better”. But some customers are quite simply bad for business just as there are lot of terrible contractors. Get that right into your head.
