HiTV won EPL rights from DSTV and the thing went into their heads and the owners started throwing away money like it is going out of fashion. Customer service became zero. You pay and you are not credited and connected and you start going to their offices everyday and the personnel insults you to nonsense. Alas, what happens, DSTV went back to the drawing board and won back the EPL rights and that was when the eyes of HiTV opened but it was already too late and they crashed.



Consistency. One thing that I learnt from the common sense senator.

That's the edge DSTV had over competition.

The actions you talked about, quit notice by lawyer is this all within the 6 months after start of tenancy, lets assume its a yearly tenant or are we talking of where they have defaulted already ?

This is sort of what I am saying. If u already engaged a lawyer from when agreement was signed, the lawyer will do his due diligence at no extra cost.

There is money in biz when you're in lag even if it's tooth pick you're importing " you can still make good money without snow , pay your rent , drive the most expensive car , build a good house , marry the most beautiful wife n you can still play outside rounse cos there is money to spend 'it all about passion you cannot read about biz n get it right it has to be ur everyday life . when I registered my biz the tax controller was surprise when I started paying tax a month after I got my Tin number . I know they are so many risk to face living in Nigeria ' but that makes us stronger !!
I agree with your analysis. Every start up has is own teething problem, some people can weather thru despite the discomfort while some dont just want to give it a push. Secondly some want superprofit just starting and this may not be the case. Different folks with different taste buds.

Are you saying that if the lawyer drafted the tenancy document from day 1, evictions court process will be free if needed ? That sounds like a good deal o.

Most confuse each other saying things that they do not know. There is no law on 6 months free rent.

The mindset is that after staying for as long as they can stay without paying, you will still have to give them 6 months free to pack out.

I'll rather build-to-sell, flip lands/houses, go into conversion and remodel, repurpose old/abandoned buildings than learn how to lord over anyone.

I want to retire well and only sing to my grandchildren, prune the trees, and play with my sweetheart under the cedar tree (hopefully it would have spread its wing by then), invite my friends over to do some jazz music (it's still in the body) by the water garden side with a bowl of fish pepper soup. I don't want to start reading the Nigerian constitutions during my retirement.

My billionaire landlord did and he's dead now. He's the Donald Trump of my area.

These Organization promoters are people in high places /government and you cant compare the impact of government policies/agencies on this organisations viz-a-viz a start ups. How many companies that was founded in the 90s that are still existing?
The cost of doing business in Nigeria is very capital expensive and thats why some companies cut corners to be in business and if you compare this to diasporan coming home to invest wanting to do things proper it will take alot of guts to with stand what will be thrown at him.
The way I see it is that for start up one will need to start small and grow the business overtime because it might take sometime before you breakeven before the profit start rolling in.
For me am looking at pure water business, farming(fufu & garri majorly) retailing gas & Kerosene and my small crib in progress with shops in front.
I no get time for uptown market naa downtown (igboro) market be my target, you will be surprised how much this people send on commodities and also thier consumption rate is high.


I don't know the story of shoprite but I do know it suffers loses from theft. The same pattern that nearly put jumia and konga to bankruptcy; Where listed big fridges and large screen TVs just disappear from inventory. And they had supplychain and inventory managers oohh.

To me, the challenge is securing loyal staff with integrity to establish a biz structure first.

Shoplifting is one of the major prob of most shopping malls in Naija faces but the South Africans (Shoprite) brought RFID tags and they were able to stop this. They were not just talking about the problems, they acted on it and ensure it worked.

It all boils down to staff.
Next time you go to Shoprite, shop with multiple carts, pay for them separately then combine them into one cart after payment and see if you can't pass security with just the purchase recept for one of them. They just glance at it without checking. Thats without an insider help oohhh.

I'm beginning think that most people that don't want to retire in Naija are probably the richest person in their family. What if you're the poorest or least wealthy? Do you know how frustrating it is when you spent decades in America and yet those that never traveled out of the county are making it big time that you can't even measured to half of their standards?

I don't think we should be judged by wealth or material things but the way I read comments talking down on Nigeria just makes me think if they actually travels down to naija as see how people progresses regardless of the hardship? I have two sisters (both single mothers), one of them pays N1.7m for one of her daughter school fees yearly while the other one pays N.6m / semester for hers. Do they have two heads?

The very day you wake up and ask yourself what the government can do for you in naija is the beginning of failure!

We're no better than the 180 millions people that lives there. We're just looking for excuses to continue to build white man country. What if everyone on this forum come together and make some positives impacts like other immigrants does to their respective home country? Forget the failure government for once and think about how you can change people lives one day at a time, start with your family and loves ones first. You can either do this or invests your money in abroad to continue make it grater!

Whatever you do, I will respect your choice. Just don't tell me we can never make naija better together.





Wooow....this is one of the most factual and inspiring posts I have read on this forum in recent times.
Oga QC1, what you have said is a pure fact for many people in Nigeria. I may not have travelled out of the country in recent time but I have relations who travel abroad & return to Nigeria at will. They have investments in Nigeria, have built their own houses, they even lend/give to others who are in need. One has been doing her masters & Phd in the U.S., takes study leave from work every summer & travels to continue the program. I know of some clients who bring all their finishings (doors, tiles, sanitary fittings,etc) from Spain, Italy, Germany, South Africa which have the highest prices of these items. They don't do China things.
Note- These people aren't in government or politicians where money could be stolen to achieve these things. They achieved these things by sheer hard work & the grace of God. They live and work in Nigeria.
Like you said, if they can achieve these things without embezzling public funds or robbery or drug dealing, why can't I, with the mercy and favour of God??

I rest my case.

I am surprised stealing materials, forgery of government document and trying to bribe security to lie is not one of them. Money that someone steals rarely gets spent well.

This is the confusing thing. It would be nice to know what the actual tenancy law states for Lagos state at least, I dont think individual tenancy agreement cant supersede the actual state/federal law, it may take precedent over certain matters where the tenancy law is missing or not present or where the law does not specifically cover that area. Take for example the issue of pets, state law may not want to get into the arguments of whether a tenant should be allowed to keep pets, however a landlord has the right to for example say that "In my house oo, no pets or animals (dogs, chicken, leopards etc). simples" or perhaps no use of prayer stones as Bosun Shoyoye knows too well about this.

It is true that you cannot just walk up to a tenants house and simply evict them, its like opening oneself to a lot of legal ramifications, however I have seen an agreement whereby it says that as long as notice to quit is served etc, if the tenant refuses to pay after 6 months, the landlord can take possession even without a court order.




Its all about what you state in the tenancy agreement and highlight to the prospective tenant before collecting rent from him/her.
My suggestions and what I plan to use for my tenants before collecting rent from them is-
1. Rent for the successive year must be paid on or b4 the expiry date of tenancy.
2. 6months quit notice automatically commences from the expiry date of the tenancy backed by a letter from my lawyer.
3. Landlord is obliged to take possession of the property the day after expiry of the 6 months quit notice and is not liable for any damage to any possession of the tenant found within the property at that time.

All these conditions will be read to the prospective tenant for proper understanding and agreement b4 rent is collected & agreement is signed.

Many landlords, especially the elderly & illiterate ones shoot themselves in the foot by not even giving their tenants a signed agreement. They only collect money for agreement from the tenant & chop the money. They begin to encounter problems when the tenant refuses to pay & the landlord can't enforce his/her right.

Bros, I can't discuss the security measures in place in those malls here but what I want you to do next time is to look at the board behind the cashier, they have pictures of suspected shoplifters displayed.

I know there are daredevil shoplifters (no be person go steal Aregbeshola's mobile phone) who will want to try their luck though by picking those items that are not tagged but trust me they know and they're monitoring everything. It's just matter of playing back the CCTV video files around the section.

100 of million nairas was invested into security gadgets and softwares for this purpose. I knew this because I was really into systems integration then and a lot of this malls were managed by my company. This is not just hearsay.

Back then, we just make a laugh out of most people because we knew the real shoppers and the wannabes forming daughter of the president of United States of Aba grin grin

They had CCTV on konga & Jumia warehouses yet things moved. The best it can do is to try time-stamp the movement of certain goods and see if it was perfected within reasonable time from when it was moved. Hence it can't easily tell a particular one when say 4 similar items (SKU) are moved simultaneously from one part, taking diff alternating paths out but only 3 of them was later paid for within same time span.

Above all else, nigerian staff can be innovative when it comes to stealing.

Point 3 is what i was telling gbadexy, the tenancy document that i have seen clearly states this. After the 6 months quit notice, landlord can enter to take possession.

On point 2, can quit notice be given after 6 months into the tenancy. so quite notice expires the day after the fixed term tenancy or around that time.

This is the second most important piece of your home automation after a hub (if applicable). This is what gives you VOICE control to your system - like Siri somewhat but better - (turn on/off lights, dim lights, open doors, set thermostat, play music, open/close blinds, etc).

You don't need to know anyone in the US to buy and ship stuff anymore. There are trusted vendors on here that you can drop ship to and can forward onwards to you.

My take on this relocation issue is that who wan relocate go relocate, who no want no go relocate. Before you leave one location for another on a permanent or semi permanent basis, there must be a compelling thing chasing someone, otherwise that person must be chasing a compelling thing. Usually when this is the case, things like availability of electricity, water etc are not even deal breakers on the radar.
