With the size of your house, this is cheap. Roof carcass is very tricky. It's either you are on ground or you give it to roof experts. My advice is to contact First Aluminum and ask for their roof guys to do the carcass. Any mistake is going to cost you a lot of money to solve. It happened to me. I had to pull down the entire roof after the fool claimed he finished the woodwork. Don't let that happen to you. You need professionals to interpret the roof plan. A lot of people don't know the roof is the most difficult aspect of the building. It is very tricky.

I think concrete deck will be higher becos it will be done just like a decking. And I know my decking was way higher than my Metcoppo aluminium roof, both wood carcass and the aluminium. But all those Oga-at-the-top can help us out o.

Nah that yeyeh unqualified roofer messed-up your roof o.
Better roofer no go cost you that your double roofing cost.
Too bad, my roofer is not in Ibadan, so it will be useless for Egun.
When some NL roofer messed-up roof here and leakages everywhere, nah that my roofer dey go fix am.
So you are right, better to get a good roofer from the get go.

You know I was thinking about that. I actually penciled down N150K but always give 5% tip. Another 5% bonus for executing according to schedule and design.

My method is that I'll get the wood and other materials on the ground and then use the fact that work can actually start as a bargaining chip.

Now if I can only convince Madam to let's get on the plane much sooner than later angry

A properly constructed decking slab will be more expensive per square feet than a roof with wood and aluminium. However, the dynamics might change if we are talking stone coated roofing tiles of high quality. Gerrard tiles might raise the cost of a roofing so high that it will be higher than decking of same space.

Don't mind my language, but ceiling fans are an affront to a good POP ceiling grin To me, its a necessity I can do without in other to save the beauty of my ceilings.

1. Its ugly on the ceiling
2. Most ceiling fans will come with some vibration on the wood suspending it, incidentally, that's the same wood carrying your POP ceiling. This vibration has a long term effect of making your ceiling unstable.
3. The metal may rust and stain my white ceiling.

I normally use alternatives like an A/C, a standing fan, table fan or a wall mounted fan to supply added ventilation. I am also a fan of the long window which can increase ventilation.

You no need to faint; mind you this is just the carcass I believe. Depending on your roofing sheet choice, you can easily spend close to 2 million for the roof. If I can recall, your roof design is complicated and as you know, complicated designs can be expensive to execute. I think the labour is not too far off. Any quote below 200k, please be careful and vigilant. Have a further conversation with the guy in the area of competency and the needed experience for such job then towards the end of the conversation ask him his thought about the labour cost and take it from there.

It is not easy to be a man as the yorubas will say.

It actually depends on the type of roof.

A concrete deck is costlier than using any type of Imported aluminium or Sumo Pan.

A concrete deck will be equal or lesser in price than Wichtech Gerrard / Tilcor.

Yes, this is what I found out from my artisans - especially the point about vibration. My Architect & Electrical Engineer had specified ceiling fans for all rooms including those they had also specified with P-O-P and I had simply bought according to the BofQ (also prepared by a qualified QS, mind) without checking. All these professionals missed it.

So, that Mercedes you see in Allcopacetic's front yard, I own the front tires ;-)

hello house,my engineer says it's not compulsory to add a mat to the columns for the foundation of a duplex,he says since the soil is a tough one,it's not compulsory...how true?

Give me the number of labor to do the job
You have less than 15 carpenter to do this this job
What do you pay carpenter daily N3000 or N3500
I have a roofing job coming soon
I have told the dude all i have is 80K for the wood work
It is two flat
to buy the wood and nails my budget is 400k to 500k

I know u have tried so far minimizing cost & blocking every loop holes for this your project. But for this roof carcass aspect, i will advise u to give it to kolashangone, don't think too much about the cost, u will be the final beneficiary in the long run.

U too dey tight hand bros....I wonder how ur bricklayers cope with this your tight hand attitude...Honestly.
