I got N200/sq. m for mine but it was probably because it was the same guy finishing off the P-O-P so he wanted to continue on site.

I'm not one for screwing artisans to the bone in these tough times so I think N250 - N300/sq. m is probably fair.

N250-300 is the ideal price. N200 is a very good deal. You can get N200 if the POP guy is given the job or the painter.

It is a bad sign for labour to cost twice as much as materials needed for a job. I always try to achieve labour at 50% or less of cost of materials.

I have purchased 30 tons of gutter sand at a cost of N23,000 per ton and 76 bags of cement at N2,540 delivered to site. I have granite on hand. Labour was supposed to be N50K but I will add about half that because of certain challenges that he faced onsite.

Hard for me to calculate the area, I can but for me it's not necessary for my project.

So the only useful bits for you are the price of gutter sand and cement in my locale.

Another thing to consider is safety and most importantly aesthetics.

Some of us on here loathe this ridiculous high water tanks. If you are building a non-commercial building then you should consider a pressure pump. It can easily be powered by a small solar system and provide pressure on assistance.

It's sad though that we are even discussing this as pipe-borne water should be a standard in Nigeria of 2018.

Thank you. Very useful info! So, all the materials I need is just cement, gutter sand (is this same as sharp sand?), and granite? Do I need iron?

Personally, i never ever negotiate for screeding as a single job. There are complications if you do that. The problem to me is sanding. Who sands the wall, screeder or painter?

I negotiate screeding inclusive of either POP ceiling or painting. The problem with screeding is that only the painter knows if the screeding is perfect or not. The painter may blame his bad job on the screeder. A POP guy will avoid sanding or doing the sanding well if he knows he doesnot have the painting job. I prefer to give the screeding job to painter who must screed, sand it perfectly and paint. This way, the painter is held responsible for a perfect finish. Its difficult to hold a POP guy responsible for a non perfect screed.

If the POP guy screeds and sands it, paint needs to come on urgently to avoid painter overcharging to clean the wall for paint.

This way the job comes cheaper. But N400 is an amount i will never pay for screeding. Probably because labour is cheaper in the north. Sorry to say.

Okay, just had a quote for the water tank stand of N425,000 (installed with solid foundation base concrete, 20mm foundation bolt&nut, foundation plate , and tank base of galvanized net base) or N400,000 for wooden tank base instead of galvanized net base) for something like below. Is this a reasonable quote or on the high side? Thank you.

It's a swampy region, but was sand filled. The block moulding was actually supervised by another person, however I think it was not properly done .

Why not post the pictures of the damage area and of the house so people can give their opinion .

I,ve never heard of "wooden tank base". Please don't cut corners. N425, 000 is a good quote if the tower is minimum 40ft high. Insist on 40ft to safeguard good water pressure.

I chose to do regular concrete, not stamped but patterned, over interlock. With interlock, even if you use plastic membrane, sand can still gather on top of the membrane between the bricks and allow seeds to germinate. It will require constant maintenance.

You should consider your compound usage and amount of time you will use to maintain it.

Damper or no damper the weed will grow...best is concrete flooring.

I received this quotation yesterday and I want to seek people opinion about it. Thanking whoever take his/her time to review this.

The quote is very suspicious, note the following

1. What is 23.2 x2.4 =55.68sq -which unit of measurement is he using metres or feets ,what the guy just did was multiply the length of your sitting room which is 23.2 feet by 2.4metres which does not show uniformity,unless you want to tell us your sitting room is actually 23.2 metres by 2.4 metres,the implication of what he has done is to inflate the work area

2. The quantity of the materials are suspicious ,you can go to the market and sample prices of these items

Don't get reaped off !!!
